Calido Valdebebas: a hybrid building that shapes the modern city

In just 18 months, Ortiz León Arquitectos constructed Spain’s largest industrialised flex-living building in Valdebebas using a hybrid timber and concrete system that speeds up construction and reduces the carbon footprint. With its layout of courtyards and communal spaces modelled on a ‘vertical city’, the building also reimagines the living experience and adapts to new demands for sustainability and wellbeing.

Calido Living is a tourist and/or hotel accommodation establishment. Stays are formalised through a temporary accommodation contract that includes the provision of associated services typical of this type of activity. Consequently, the contract entered into does not constitute a residential tenancy or a seasonal tenancy subject to the Urban Leases Act (LAU). The relationship between the guest and the establishment is governed by the applicable tourism regulations, the general terms and conditions, and the establishment’s internal rules, which the customer accepts at the time of booking. This accommodation model is designed to offer flexible stays with integrated services, typical of a hospitality experience, in a professional environment regulated in accordance with tourism regulations.
