What is Calido?

Calido is an innovative aparthotel of one star with a Flex Living concept that goes beyond simply offering a space. 

We create a unique way of living, prioritising total flexibility and providing you with spaces that adapt to your needs. Our aim is be yourself and live your own story, with everything you need to feel at home, whatever your lifestyle.

 

Where are the Calido's apartments located?

Calido’s first location is in Alcobendas (Av. de la Industria, 7), a strategic area with excellent connections to central Madrid, the airport, and major roads. And our recent openings in Las Tablas (C/ Castiello de Jaca, 1), Valdebebas (C/ Carlos Fernández Casado, 36), and Tres Cantos (Ronda de la Luna, 22).

Who can stay at Calido?

Calido is for everyone: whether you’re on your own, with a partner, a friend, family, or even your pet. Our apartments can be booked individually or together. Both parties just need to complete a simple booking process, and that’s it! We’ll be ready to welcome you.

What services are included during my stay?

At Calido, we provide hotel-style accommodation services. In addition to your apartment, the price cinludes Wi-Fi, cleaning, maintenance service, and access to all common areas, such as the gym, coworking space, and more.

For stays of 30 nights or over, cleaning and linen changes are provided every 14 days. This service cannot be opt out.

External personnel are not permitted to carry out cleaning or maintenance tasks in our units. Additional services can also be arranged by contactis our reception team.

For stays under one month, cleaning is done very five days. Additional towels can be requested from reception.

In addition, a maintenance service is available should you identify any issue in your unit.

What other services or amenities can I find?

Calido offers a complete hotel experience. In addition to essential services, we organize events and activities to help you connect with other residents and make the most of your stay. Our team is available 24/7 for anything you need—from booking a personal trainer or dry-cleaning service to hiring a personal chef or reserving event spaces for private gatherings with your guests.

What kind of activities are available for residents?

Calido offers a wide range of activities, from functional training classes and professional development workshops to cooking classes, wine and beer tastings, open mic nights, and more. You can check the activities and events schedule or speak directly with our reception team about any questions or ideas you may have for new initiatives at Calido.

Accommodation and flats

What kind of appartments does Calido offer?

Calido offers modern, fully equipped apartments designed to meet your needs. options range from individual studios to one-bedroom apartments and also with patios, gardens, balconies, or private terrace. All are stylish, functional and provide a warm and welcoming environment.

All units have double beds measuring 135x200cm in the studios and 150x200cm in the one-bedroom apartments. Please check the specifications for each type on the booking page for our establishments. 

 

What equipment and facilities are available?

Every apartment is fully furnished and equipped with appliances like a fridge, microwave, bedding, towels and everything you need to feel at home from day one.

Facilities include a 24-hour reception, laundry, smart parcel room, coworking space, Calido Club, cinema, gym, terraces or outdoor gardens, and, depending on the location: gastro club, zen room, pet spa, outdoor pool, and sports areas like paddle tennis courts, basketball courts, or calisthenichs zones. There's also parking for cars (with EV chargers), motorcycles and bicycles with and additional cost.

How much do laundry services cost at Calido laundromats? 

At Calido, we have self-service laundromats for taking care of your clothes, available 24/7. The washing service costs €3.50, including products, and the drying service costs just €2. 

How much does it cost to stay at Calido?

The price depends on various factors: the length of your stay (longer stays are more cost-effective), the type of unit (studio or one-bedroom), and specific features (terrace, garden view, etc.). We invite you to check out our “Homes” section.

Is it possible to obtain empadronamiento while staying at this type of accommodation?

The decision to approve or reject a registration request (empadronamiento) lies exclusively with the relevant City Council or District Office, not with Calido Living.

Calido operates under a hotel accommodation model. For stays longer than 30 nights, we provide a hotel accommodation services agreement that includes a summary of the terms of the temporary stay, certifying that the guest is staying with us for the contracted period.

Beyond this certificate, we do not issue any additional documents, registrations, or forms related to this administrative procedure.

Does Calido have private parking?

Absolutely! Calido offers parking for all types of vehicles: cars, motorcycles, and bicycles, additional charge applies- Please enquire about our rates at the reception desk of our establishments.

For moving day, you can requested a reserved parking spot in the loading area without and additional cost to make transferring your belongings easier.

Are the accomodations accesible for clients with disabilities?

Our main concern is your wellbeing, which is why at Calido you will find functionality and comfort in all their essence. In our complexes we have different flats or studios adapted for people with reduced mobility.

Booking and payment

How can I make a booking? Is a deposit required?

Booking with Calido is quick an easy. Just visit our website, enter the dates you need accommodation for, the unit you like best and follow the steps. 

Fot stays longer than 30 nights, a €250 advance payment is required at the time of booking.

This amount will be deducted from the second month of your stay, so it does not represent an additional cost.

At check-in (upon arrival at the apartment), the following payments will be required: 

  • A €750 deposit, which will be refunded after check-out, once the apartment has been inspected and confirmed to be in good condition. 

  • The amount corresponding to the current month,i.e. the month in which the stay begins

  • From that point onwards, subsequent monthly payments must be made at the beginning of each month, within the first three days. 

For bookings of less than 30 nights, you must indicate the dates of your future stay, the type of unit and pay the total ammount. 

For this type of stay, please note that at chec-in, the reception staff will ask you for a credit or debit card (VISA or Mastercard) to apply a €100 hold during your stay, in case of damage to the unit after your stay with us. This hold will be released no later than one day after check-out if there are no incidents. 

What documents do I need?

To confirm your stay at Calido, you only need your ID: DNI or NIE for foreign residents in Spain, or a passport for non-residents.

How is payment made?

The booking process is fully online, and the initial payment must be made using a VISA o Mastercard. If you need to use another payment method, please contact our team por assistance. Flexibility is what defines us! 

For stays longer than one month, payment will be on a monthly basis. All other charges related to your stay will be charged to the card designated during the booking process.

What is included?

The price includes not only your fully furnished apartment but also full access to the buildin's common areas, 24/7 concierge service, utilities, high-speed Wi-Fi, an activities and events calendar, cleaning service, maintenance and comprehensive management of your hotel accommodation services. All you need to do is enjoy your stay. 

All our rates include VAT. 

What is the cancellation policy?

  • With more than 30 nights' notice, there is no penalty; 

  • For reservations of fewer than 30 nights, the cancellation policy of the rate selected at the time of booking will apply. 

  • With less than 7 nights' notice prior to arrival, 100% of your deposit will be charged. 

  • With less than 30 nights' notice, 50% of your deposit will be charged (for stays of 30 nights or more);

Check in & check out

What are the check-in and check-out times?

For stays of 30 nights or more: check-in is available from 3 p.m. and check-out must be completed by 3 p.m. on the day of departure. 

For stays of less than 30 nights: check-in is available from 3 p.m. and check-out must be completed before 12 noon on the day of departure.

However, if you have any special requirements, please contact us and we will do our best to acommodate you. 

How long can I stay? Is there a minimum or maximun duration?

Calido is designed to adapt to modern living, offering hotel lodging flexible stays. You can stay from a few nights to less than 12 months. The choice is yours.

Can I visit the apartment before booking?

Absolutely! You can take a virtual tour or schedule an in-person visit with a sales representative. We recommend booking a visit so we can show you both the apartment and the facilities, addressing all your questions.

Can I bring my pet?

Of course! At Calido, we’re dog-friendly, so you can bring your pet dog (until 15 kilos) along and enjoy the stay together - plus, there's a dedicated play area just for them. We only ask that you follow a few simple guidelines to ensure everyone enjoys a pleasant experience. 

🐾 Dogs are welcome for 30 days or more long term stays, where they can comfortably settle into the space and community. For shorther stays, we maintain pet-free areas to ensure a calm and comfortable environment for all our guests.

Can an apartment be shared by multiple people? Can they visit me and stay overnight?

Sure, as long as the apartment occupancy allows for it. In fact, both people can sign the accommodation contract as tenants. Just make sure to accompany your guests at all times and remember that the gym, seimming pool (if available at the chosen establishment) and coworking area are only for customers of the establishment.

Can I bring my own furniture?

Our unitsare fully furnished, so you’ll only need to bring your personal belongings to feel at home.

For safety reasons, additional furniture is not permitted. If you have any questions, please contact the reception staff at our establishments.

Rules and Community Living

What happens if something breaks?

We understand that wear and tear can cause items or equipment in the apartments to break. If this happens, you can report it to the reception team, who will handle the repair or replacement.
 

If the damage is not due to normal wear and tear, the cost will be charged to your account after notifying you. For stays over one month, clients must complete an inventory and condition form within 48 hours of arrival. This form will be used at the end of your stay to assess any damage, which will be communicated to you promptly if applicable.

Is smoking allowed in the apartments??

No, all apartments and common areas are smoke-free zones- There are designated smoking areas outside. If you have any questions, please ask the reception staff.

Can I host parties or gatherings with friends in common areas?

Of course! Just speak to the reception team to explain what you need and check availability and rates. Our team will advise you on everything you need. 

Can I order takeaway or delivery services?

Of course! You’ll just need to pick up your order at reception, as delivery personnel are not permitted to enter the premises independtly. 

 

Can I have visitors stay overnight?

Absolutely, everyone is welcome at Calido. Just make sure you accompany your guests at all times. Please note that the gym, swimming pool, and coworking spaces are exclusively for clients.

If your guest needs to stay overnight, remember that your unit must allow double occupancy for capacity and safety reasons. Please register your guest at reception.   

If your unit is subject to additional supplements for double occupancy, you will need to make an additional payment. Please follow the instructions of the establishment's staff at all times. 

What if I have an issue during my stay?

If any issues arise in your apartment, please contact us. Our maintenance and support team is available 24/7 to assist with any problems.

Are children allowed?

Children are welcome at Calido. However, studios do not have extra beds, so children would need to share a bed with an adult, or if they are infants, they can in a travel crib.

Cancellation and Online Booking Policy

Bookings of 30 days or more:

1. Bookings

  • A deposit of €250 must be paid at the time of booking.

    This amount will be deducted from the second month of your stay and therefore does not represent an additional cost.
     
  • At the time of check-in, the following payments must be made:
    • From that point onwards, subsequent months must be paid at the beginning of each month, within the first three days.
    • The amount corresponding to the current month, i.e. the month in which the stay begins.
    • A security deposit of €750, which will be refunded after check-out once it has been verified that the apartment is in good condition.
       
  • Payment method: The deposit may be paid by credit/debit card (VISA/Mastercard).

2. Cancellations

Cancellation terms:

  • More than 30 nights before check-in: no penalty.
  • Less than 30 nights before check-in: 50% of the deposit will be charged.
  • Less than 7 nights before check-in: 100% of the deposit will be charged.

3. Booking Modifications

  • Changes to the check-in date or length of stay are subject to accommodation availability and the rates applicable at the time of the request.

4. Check-in and Check-out

  • Check-in time: From 15:00. In case of early arrival, guests may leave their luggage at reception, subject to availability.
  • Check-out time: Until 15:00.
  • Key handover: Keys or access cards must be returned to reception staff at the time of departure.

5. No Refund Policy for Early Departure

  • No refunds will be issued for early departures.
  • For contracts of 10 months or more, a penalty of 15% will be applied to the accommodation period from the start of the contract until the early check-out date.
  • Guests must provide at least 30 days’ notice if they decide to end their stay before the agreed period. Failure to provide such notice will result in a full monthly charge as compensation for damages incurred by the Manager.

  • All bookings must be made exclusively through our online platform. This ensures a smooth and secure experience for our guests.
  • For this type of stay, please note that at check-in, reception staff will request a credit or debit card (VISA or Mastercard) to place a €100 hold during your stay, in case of any damage to the unit. This hold will be released no later than one day after check-out, provided no incidents have occurred.

2. Cancellations

Cancellation terms:

  • For bookings of less than 30 nights, the cancellation policy corresponding to the selected rate at the time of booking will apply.

3. Booking Modifications

  • Changes to the check-in date or length of stay are subject to accommodation availability and the rates applicable at the time of the request.

4. Check-in and Check-out

  • Check-in time: From 15:00. In case of early arrival, guests may leave their luggage at reception, subject to availability.

    At check-in, a €100 pre-authorisation will be made on a VISA or Mastercard to cover any damage or loss of items from the property. This authorisation will remain active until departure, subject to inspection of the property by the accommodation team.
     
  • Check-out time: Until 12:00.
  • Key handover: Keys or access cards must be returned to reception staff at the time of departure.

5. No Refund Policy for Early Departure

No refunds will be issued for early departures.

(*1) with Tax Identification Number (*2) (hereinafter, the "Property") duly represented herein by (*3) of legal age, of Spanish nationality, with address for these purposes at (*4) acting on behalf and representation of the entity (*1) with Tax Identification Number (*5) (hereinafter, the "Manager").


On the other hand, (*6) acting in its own name and right, of legal age, with
DNI/NIE/Passport (7), nationality (8), and address for this purpose at (9) (hereinafter, the “Client”). The Manager and the Client shall hereinafter collectively be referred to as the “Parties.”

The Manager and the Client shall hereinafter collectively be referred to as the “Parties.”

Both Parties mutually and reciprocally acknowledge their legal capacity to enter into this temporary accommodation agreement with hotel services (the “Agreement”), affirming that there is no legal incapacity or defect of consent, and therefore, in accordance with their free will:

EXHIBIT

  1. That the Manager is the manager of (*10), located at (*11) (the "Establishment") and meets all legal requirements to execute this Agreement on behalf of the Property.
  2. That the Client being interested in staying in the establishment that will be detailed in the present document and, being the Manager interested in lodging him, the latter offers it and the former accepts it, and both Parties agree to enter into the present Agreement.
  3. That the general conditions of operation of the Establishment (the "General Conditions") and the Internal Regulations ("the Internal Regulations") are attached as Annexes, forming an inseparable and inalienable part of this Agreement.
  4. That, in view of the foregoing, the Parties hereto agree to enter into this Agreement in accordance with the following.

 

CLAUSES

1. Object:

The object of this Agreement is to provide the Client with temporary accommodation services, on a temporary basis (not intended as permanent residence), including mandatory services and, if applicable, optional services chosen by the Client under the conditions to be agreed in this document, in the apartment described in the following clause, located in the building, which is registered in the Tourism Business Registry of the General Directorate of Tourism of the Community of Madrid (Registro de Empresas Turísticas de la Dirección General de Turismo de la Comunidad de Madrid).

Given its temporary nature, this contract is for the provision of tourist accommodation services without the granting of permanent residence. 

Any request or procedure relating to the registration of the Client or third parties, governed exclusively by the applicable administrative regulations of the competent municipal body, will be authorized by the Manager.

2. Unit:

The Manager agrees with the Client on the following unit type. (*12)

Each Client will receive a virtual or physical identification card, which will allow access to the Establishment and common areas.

The Client agrees to personally enjoy the unit and not to assign it, either with or without compensation, to persons not previously registered. Likewise, it is not permitted to sublease all or part of the accommodation.

The rooms are intended exclusively for personal use and may not be used for commercial or professional purposes.

3. Duration:

The duration of this Agreement shall be from 15:00 hours on (*13) to 15:00 hours on (*14)

It is essential that the Client/s staying in the Accommodation provide their DNI/NIE/Passport in order to complete the check-in process.

The number of people accommodated may never exceed the maximum capacity indicated during the reservation process. Children under two (2) years of age will not be considered adults for the purposes of calculating the number of guests allowed in the unit.

The Client will inspect the condition and contents of the unit upon check-in and will have 48 hours to report any discrepancies. After this period, if no objection has been raised, the unit and its contents will be considered by the Guest to be in good condition and without damage, and the Guest agrees to return it in the same condition. 

Upon departure, the Client must personally hand over the key to the reception manager, agreeing to leave the Unit in the same condition as when received and free of objects part of the original composition.

The compliance with the term of the Agreement is an essential condition, as the prices have been agreed upon precisely considering the contracted length of stay; therefore, both Parties expressly agree (without prejudice to the obligation of the Client to leave the Unit in the same state in which he received it) that if the Client does not start or does not exhaust his contracted period of stay:

  • The amounts paid for the day´s payment (full or partial) enjoyed up to the date of the early departure will not be refunded. 
  • If you have received a discounted rate for stays longer than 4 months, an additional penalty of 7% will apply to the accommodation period from the start of the contract until the early check-out date. 
  • For discounted rates on stays longer than 10 months, a 15% penalty will apply under the same conditions.
  • The Client must give at least 30 days' notice of their decision not to complete the contracted period of stay. Failure to give such notice will result in the charging of a full month's rent as compensation for damages caused to the Manager. 

4. Cancellation of the reservation (before check-in):

The Client may cancel the reserved accommodation and, if applicable, any optional services. In such cases, the Manager shall be entitled to compensation as follows:

  1. No penalty if the cancellation is made by the Client more than 30 days prior to the scheduled check-in date. 
  2. 50% of the guarantee if the cancellation is made by the Client between 7 and 30 days prior to the scheduled the check-in date. 
  3. 100% of the guarantee if the cancellation is made by the Client 7 days or less prior to the scheduled check-in date.

The amount resulting from the application of the above percentages will be refunded to the credit card used to make the reservation.

When the Client fails to occupu the unit within the agreed period, unless the client confirms their actual arrival date within that period, the Manager will not be obligated to hold the reservation. In such cases, the Manager will collect 100% of the compensation. 

5. Price, terms and method of payment:

a) Price.

The price of the Unit (including mandatory services) , as agreed by the Parties, will be calculated on a monthly basis and will amount to (*15) euros pet month, VAT included.

If the monthly acommodation service is not complete, the price will be prorated by days based on the calendar days of the month in question, including the day of departure.

Notwithstanding the foregoing, each of the invoices issued shall clearly reflect the breakdown by days and concepts, in clear terms, of the services provided. In addition to the mandatory services, there are other optional services available to the Client. 

The price of the unit, including mandatory and, where applicable, optional services, will be as established in the list of rates that are available to clients on the website www.calido-living.com and in digital format at the reception of the Establishment. .

b) Payment terms.

For stays longer than 30 days, the price corresponding to the first monthly payment shall be paid at the time of check-in and the price corresponding to the remaining monthly payments shall be paid during the first three (3) calendar days of each payment month.

In any case, at the time each payment is made, the corresponding invoice will be issued.

c) Payment method.

When you pay the first monthly instalment during check-in, a credit/debit VISA or Mastercard will be registered (at the physical payment terminals at reception) for the charges for the following monthly instalments.

The corresponding monthly payment will be charged to the credit/debit card (VISA or Mastercard) designated at check-in within the first three (3) days of each month.


In the event that the Client's account rejects a bill, the Manager will apply an additional charge of €30 for the financial expenses arising from such non-payment.

6. Booking fee & Guarantee.

To stay at the Establishment, a booking fee of two hundred and fifty (250) euros will be required at the time of booking. This booking fee may be paid by valid credit/debit card (VISA/Mastercard). The booking fee will be applied in full during the second payment for the hotel accomodation service. 

This amount has been set in accordante with the provisions of the Orden of 15 September 1978 on pricing and reservations in tourist accommodation. 

During check-in, a guarantee of seven hundred and fifty (750) euros shall be formalised.

Non-payment of monthly accommodation service fee constitutes a material breach that entitles the hotel to do terminate the contract in accordance with Article 1124 of the Civil Code. Once the termination has been duly notified and the customer has been required to vacate the Unit, the customer loses the right to remain in the establishment. In this context, if amounts have accrued up to the effective date of departure, these sums may be offset against the guarantee, provided that they are amounts actually accrued up to the date of termination. 

In the event that the amount set as a gurantee is no sufficient, the amounts due will be claimed from the client. 

7. General Conditions and Rules of Coexistence:

The Client shall be subject, throughout the term of the Agreement, to the General Conditions and the Rules of Coexistence annexed to this Agreement.

8. Breach of obligations. Grounds for termination of the Agreement.

Failure by either Party to comply with the obligations arising from the Agreement will entitle the compliant party to demand the fulfillment of the obligation or to seek the termination of the Agreement. 

The adoption by the Manager of temporary measures due to organizational or technical reasons shall not be considered a breach of essential obligations under the Agreement.

In addition, the Manager may terminate the Agreement outright and in advance, for the following reasons:

  1. Failure to pay the hotel accommodation services or, as the case may be, any of the amounts for which payment has been assumed or corresponds to the Client, as well as the guarantee. 
  2. Failure to comply with the terms and conditions of this Agreement.
  1. Failure to comply with the General Conditions and/or the Internal Regulations: attached to this Agreement.
  2. The alteration in the use and/or destination of the unit, as well as its characteristics.
  3. Damage caused maliciously in the unit or works not consented to by the Manager.
  4. When annoying, unhealthy, harmful, noxious, dangerous or illegal activities take place in the unit.

 

9. Electronic notifications

The Parties agree that notifications arising from the contractual relatioship shall be sent electronically to the e-mail addresses that appear, for each of them, in the heading of the Agreement (*16).

The Parties shall notify each other of any change in the e-mail address provided for this purpose.

10. Applicable law

This Agreement is governed by the applicable Spanish law.

In particular, the following apply:

  • Law 1/1999, of 12 March 1999, on Tourism Management of the Community of Madrid (Ley 1/1999, de 12 de marzo, de Ordenación del Turismo de la Comunidad de Madrid).
  • Decree 19/2023, of 15 March, of the Governing Council, which regulates the management of hotel accommodations in the Community of Madrid (Decreto 19/2023, de 15 de marzo, del Consejo de Gobierno, por el que se regula la ordenación de establecimientos hoteleros de la Comunidad de Madrid).
  • Order of 15 September 1978 on the system of prices and reservations in tourist accommodations (Orden de 15 de septiembre de 1978 sobre régimen de precios y reservas en los alojamientos turísticos).
  • For matters not expressly agreed upon by the parties, the Spanish Civil Code shall apply.

This Agreement is executed in both Spanish and English versions. In the event of any discrepancy, incosisntency, or conflict between the two versions, the Spanish version shall prevail and shall govern for all legal purposes.

11. Personal Data Protection

The Client understand and consent that the processing of their personal data by the Manager is strictly necessary for the proper execution of this Agreement. 

The general terms and provisions on the processing and protection of personal data are available at www.calido-living.com.

11.1 Image Rights Assignment

The Manager may organize events or other activities in which the Client may participate. If the Client participates, the Client expressly authorises and consents to their voice, image and name being captured by the Manager by any means. 

This authorization is granted on a non-exclusive basis and solely for use in the Manager's internal communications and for promotional activities aimed at other clients or potential clients within the establishments managed my the Manager or through the Manager's client communication channels. Under no circumstances shall the images or recordings be used for general advertising campaigns, commercialisation to third parties, or public dissemination outside these contexts. 

Such use shall not give rise to any remuneration, reimbursement, indemnity and/or financial compensation in favour of the Client. The Client also acknowledges that ownership of the images and/or audiovisual content obtained shall belong to the Manager.

The Client warrants that no authorisation from thirds parties is required and that no payment is due to any third party in relation to the rights granted in this document, and that the Client has full capacity to grant such authorisation.

The consent granted by the Client may be revoked at any time, in accordance with and under the conditions set forth in the applicable legislation in force at the time. To do so, the Client may contact juridico@legaldpo.es

The processing of the Client’s personal data related to their voice and/or image, carried out by the Manager as data controller, shall be governed by the provisions of the Privacy Policy available at www.calido-living.com.

And, with the character expressed in the intervention, they sign the present Agreement in duplicate at the place and date indicated.

ANNEX I

TYPE OF ACCOMMODATIONS:

The building has the following types of accommodations:

  • STUDIO
    • Fully with bathroom with shower, sink and toilet.
    • Kitchen with fridge/freezer, sink, induction cooktop, kitchen fan and microwave.
    • Multiple storage solutions. Bedside table and reading lamp.
    • Work/dining table with chairs, sofa, TV, side table, curtains and floor lamp.
  • ONE-BEDROOM APARTMENT
    • Apartment with private bathroom with shower, sink and toilet.
    • Kitchen with fridge/freezer, sink, induction cooktop and microwave.
    • Multiple storage solutions. Bedside tables and reading lamps.
    • Work/dining table with chairs, sofa, TV, cabinet with storage under TV, side table, curtains and floor lamp.

ALL INCLUDE:

Cleaning every fourteen (14) days, use of bed linen and towels; utilities and Internet; maintenance service; 24/7 concierge service; access to common areas of the Establishment such as: gym, co-working, Calido club, terraces and gardens, pet spa, bicycle parking. Selfservice laundries, sports areas, outdoor swimming pool - subject to calendar and specific rules of use; some common areas may operate under reservation or with an additional supplement. Check conditions at the building’s Establishment; calendar of activities and events for clients.

 ADDITIONALLY:

Additional cleaning sessions can be hired for an amount of €30/session; or hire the weekly frequency of this service for €45/month. You can consult the conditions and contracting of the same at the reception of the establishment.

It is possible to hire a closed parking space for cars, with an additional cost reflected in the price table of the Accommodation.

  • WITH TERRACE or PATIO/GARDEN (both include an outdoor table and chairs);
  • ACCESSIBLE for individuals with reduced mobility

ANNEX II

GENERAL OPERATING CONDITIONS OF THE ACCOMMODATION:

  • 1.- Exclusion of the right of withdrawal.

The right of withdrawal for distance contracting provided for in Article 103 of Royal Legislative Decree 1/2007 of November 16, which approves the Consolidated Text of the General Law for the Protection of Consumers and Users (Real Decreto Legislativo 1/2007, de 16 de noviembre, por el que se aprueba el Texto Refundido de la Ley General para la Defensa de los Consumidores y Usuarios and other complementary laws, is excluded, among others, in contracts for the provision of accommodation services. Therefore, the right of withdrawal does not apply to accommodation services provided by the Manager.

  • 2.- Check-in and Check-out policy:

If the Client arrives before 3:00 PM on the scheduled start date of the Agreement, they must inform the Manager, who will attempt to accommodate them earlier if possible. Alternatively, the Client may leave their luggage in storage until the contracted accommodation is ready.

For late check-out requests beyond 3:00 PM, Clients may extend their stay until 6:00 PM, subject to availability and an additional cost outlined in the Establishment's price list.

If the Client's belongings remain in the Unit after check-out, the Establishment will notify the Client via email and hold the items for 48 hours for retrieval. After this period, the establishment assumes no responsibility for their condition or preservation.

In case of loss of the access card, the Client will be charged a fee of €20, which, if applicable, will appear on the invoice as "Replacement cost".

  • 3.- Mandatory and optional services:

In any case, the AEstablishment complies with the provisions of Decree 19/2023, of 15 March, of the Government Council, which regulates the management of hotel accommodations in the Community of Madrid (Decreto 19/2023, de 15 de marzo, del Consejo de Gobierno, por el que se regula la ordenación de establecimientos hoteleros de la Comunidad de Madrid), providing services of water supply, electricity, air conditioning, use of bed and bath linen and unit cleaning, as well as Wifi service.

Additional services (additional cleaning service, parking, pets, or linen and towel service) may be modified throughout the duration of the signed agreement. These changes must be reliably communicated to the Manager before the 25th day of the current month, so that the Manager can reflect it in the corresponding invoice.

ANNEX III                     

INTERNAL REGULATIONS:

In order to ensure the proper functioning of the Establishment, all clients must commit in writing, upon admission, to comply with the present regulations and the Rules of Coexistence derived from the same. By signing the accommodation agreement, Clients confirm their full knowledge and acceptance of the Rules of Coexistence.

1. PRESERVATION AND MAINTENANCE:

1.1. Cleaning: The Client must facilitate the access of the cleaning staff to the Unit at the times established by the Establishment to perform this service. Our goal is to maintain the space in optimal conditions for your comfort.

Persons not employed by the establishment will not be permitted to carry out cleaning tasks in the Unit. And, the Client must leave the Unit to facilitate the work of the cleaning team.

1.2. Repairs, technical maintenance visits and access for work: If any damage or breakdown occurs in the Unit, the Client must inform the Manager as soon as possible so that we can attend to it quickly. The Client shall allow access to the Unit to the personnel authorized by the Manager to carry out the necessary repairs. 

The Manager will conduct periodic inspections to ensure that the Unit is in good condition. These visits will be communicated at least 24 hours in advance. If maintenance faults attributable to the Client are detected, they will be included in a report together with the deadline for resolving them. If the Client fails to remedy the problems within the stated time frame, the Manager may make the corrections directly and charge the Client for the cost, and may consider other actions as stipulated in the Agreement.

1.3. Liability for damages: The Client shall be liable for damages caused to the Unit, third parties or the Unit facilities due to acts or omissions, including improper use of the space. It is essential to inform the Manager of any irregularity or circumstance that may pose a risk to the building, persons or general welfare. The Client shall also be responsible for the actions of persons accompanying him/her during his/her stay. The Manager shall not assume responsibility for damages resulting from violations of applicable regulations, this agreement or the internal rules of the Guest Directory..

1.4. Works and modifications: For the safety and comfort of all, no works, modifications or alterations to the Unit, its furnishings or its facilities are permitted.

2. CLIENT OBLIGATIONS

These are obligations of the Client:

2.1. Comply with the rules, policies and regulations of the Establishment as approved and/or modified and notified to the Client through the resident handbook or posted at the main office of the Establushment.

2.2. Pay the price in the manner and within the period established, regardless of whether or not payment has been claimed.

2.3. Maintain the interior of the Unit and all its equipment and accessories in good condition, and not make any alterations to it, nor drill any holes or stick any objects on walls, ceilings and corridors, except in the spaces specifically prepared for that purpose.

2.4. Not to cause or allow any visitor to cause any nuisance to other persons or clients of the Establishment.

2.5. Be responsible for their own mopping and/or laundry, as well as cleaning up debris and waste, grease stains and splashes. Client must clean the inside of the refrigerator and deposit waste in the central waste bins provided, as well as separate it as required by local authorities. Remove garbage on a regular basis to ensure hygienic standards and to avoid unpleasant odors.

2.6. To be responsible for visitors they may bring to the Accommodation, this shall include any actions the visitor may take that cause damage to any part of the Accommodation.

2.7. Do not commit, or allow any visitor to commit, any kind of:

- Crime or criminal activity.

- Harassment or attempted harassment on the basis of race, ethnicity, religion, sex, sexual orientation, or any other basis that may interfere with peace and coexistence, or offend any other resident, visitor, employee of the Property or its agents or contractors.

  • Harassment, intimidation or physical, verbal or written abuse against other residents, visitors, or any employee of the Property or its agents or contractors.

2.8. Do not allow any television, hi-fi, radio, musical instrument, or any other equipment capable of producing sound that is audible outside the Unitbetween the hours of 9:00 p.m. and 8:00 a.m.

2.9. Not to perform or allow to be performed any act that may invalidate the insurance policy of the Unit, the Establishment, or any part thereof that may cause an increase in the premium of such policy and to reimburse the Property, when required to do so, the amounts paid as a consequence of the increase in the premium.

2.10. No portable gas or kerosene heaters or candles shall be used inside the Accommodation. Nor shall combustibles or articles or materials that may be offensive be stored in the Unit.

2.11. Not to hang or place in the windows, balconies or other exterior elements of the facade or inside if visible from the outside, but not limited to, any flag or similar elements that constitute a statement of support, regardless of its purpose (political, sporting, or other) or that may be considered offensive or discriminatory in any way.

2.12. Not to use or allow to be used any refrigerator, freezer, electric stove, fan, radiator, or similar items in the unit other than those provided by the Manager, and in general any other appliances other than those provided by the Manager without the prior consent of the Manager.

2.13. Do not tamper with any fire prevention or extinguishing equipment, including fire extinguishers, fire alarms and smoke detectors, or obstruct fire doors or emergency exit routes or disconnect automatic fire door closers.

It is a punishable offense to tamper with any fire prevention and/or extinguishing equipment and may result in prosecution. Firefighting equipment is installed for your safety and the safety of other residents.

2.14. Do not open windows beyond the posted restrictions, except in case of emergency and the need to evacuate through the window.

2.15. No smoking anywhere on the premises. Except in designated areas.

2.16. Do not bring bicycles into any part of the premises other than the areas specially designated for bicycle storage.

2.17. Not to leave the unit  unoccupied for any period of time without having closed and secured all doors and windows. And, in case of leaving the Accommodation unoccupied for a period longer than seven (7) days, shall communicate it at the reception of the Accommodation so that the Manager's staff can carry out any activity related to the prevention of Legionella in the Establishment.

 

3. PETS

One (1) pet, exclusively dogs, weighing no more than fifteen (15) kilograms, is permitted, only in rooms designated as ‘dog friendly’ .

The Client is at all times responsible for the legal obligations (i.e., administrative and sanitary) involved in the keeping of animals as pets.

Pets must carry the corresponding microchip and must be accredited at the reception desk.

In order to adequately provide the cleaning and/or maintenance service, pets may not be left alone in the room on the scheduled day and time.

4. USE THE SWIMMING POOL AND SPORTS FACILITIES

I fully understand that by signing this contract and using the on-site gym, sports facilities and the swimming pool (if there were in the Establishment) that I may injure myself as a result of use of any equipment or facilities. I hereby release the owners of the Establishment, the
management company and the accommodation team from any liability now or in the future for conditions that I may obtain.

These conditions may include but are not limited to, heart attacks, muscle strains, muscle pulls, muscle tears, broken bones, shin splints, heat prostration, injuries to knees, injuries to back, injuries to feet, or any other illness or soreness that may occur, including death.

I have read and accept the Rules of Coexistence.

5. NON-COMPLIANCE

Any breach of these Internal Regulations that may alter compliance with the usual rules of social coexistence, or jeopardise the safety or physical integrity of other Clients or the Establishment's staff, or any attempt to access or remain in the Establishment for a purpose
other than the normal use of the service shall be sufficient cause for the termination of the
accommodation contract and refusal of admission or continued stay in the Establishment's facilities.

The Establishment may seek and request the assistance of law enforcement officers and the Security Forces to evict those who fail to comply with the usual rules of social coexistence, those who attempt to enter for purposes other than the peaceful enjoyment of the service provided or the activity carried out by the Establishment and, in turn, in the event of any failure to comply with the provisions of these Internal Regulations. In any case, any activity that could constitute a criminal or administrative offence will be reported to the
competent authorities, particularly the competent law enforcement agencies.

PET POLICY

We value a good coexistence among all our guests, including your pet. To this end, we have developed the following applicable rules:

  • A maximum of one (1) pet per accommodation unit is permitted.
  • Only dogs wighing up to 15 kg are permitted. Except in the case of legally accreditec service dogs.
  • Service dogs must wear an official badge, have civil liability insurance, comply with health and hygiene conditions, and be controlled and sterilised.
  • Dogs considered potentially dangerous under current Spanish legislation are not permitted. Dogs that are unhygienic, aggressive or obviously ill will also not be allowed.
  • Dogs must always be kept on a leash in the common areas of the establishment. They are not allowed in the following areas: areas where food is served (cafeteria, restaurant), swimming pool and gym, any other space designated by the establishment staff.
  • Service dogs are exempt from the general restrictions on access to the common areas of the building but are not allowed to use the swimming pool.
  • Dogs are not allowing to use the seating in common areas such as chairs, sofas and other rest areas designated for customers.
  • Assistance dogs (or emotional support animals) wighing more than 15 kg are not permitted in the establishment.
  • Each establishment will have a limited number of units available guests with pets, with the types of units with patios designated for this purpose.
  • Dogs are not allowed to use the bath towels. Guests must bring the necessary accessories for the comfort of their pets.
  • The use of outdoor areas designated for pets, designed for their recreation, is permitted.
  • If there is a Pet Spa in the establishment, bathing dogs in the bathrooms of the units is prohibited.
  • During check-in, the pet's health book may be required, which must include an updated vaccination schedule. Pets must comply with all legal requirements to ensure their care and proper coexistence.
  • The front desk staff will offer guests access to veterinary services, in collaboration with outside providers. Upon request, we can also suggest services such as: pet cab, professional grooming and grooming, grooming and dog walking, in collaboration with qualified professionals.
  • Guests are responsible for cleaning up any mess made by their pets, both in common areas and in their accommodation. Failure to do so (urine or faeces in indoor or outdoor common areas not designated for this purpose) will result in a €50 penalty.
  • The customer shall beliable for any damage or harm caused by their pet to the accommodation unit, furniture, facilities or common areas of the establishment. The costs of repair, replacement or extraordinary cleaning shall be borne entirely by the customer.
  • Constant barking or noise that disturbs other residents will be considered a lack of attention. Excessive noise will not be allowed between 21:00 and 09:00 hours.
  • Pets may not remain alone in the accommodation unit foor more than ten (10) continous hours. This measure is intended to ensure tha animal's well-being, prevent damage to the unit, and avoid disturbances to other guests. The guest is responsible for always complying with this provision.
  • During the cleaning of the apartment, pets must be supervised by their owner or a designated attendant. If this is not possible during the agreed session, the service must be rescheduled.
  • The owner must ensure that their pet does not cause a nuisance to other clients, such as noise, damage or inappropriate behavior.
  • Failure to comply with these rules may result in the revocation of permission to house pets in the establishments.

These rules are intended to ensure a comfortable and safe stay for all guests and pets.

This policy is available in Spanish and English versions. In the event of any discrepancy, doubt of interpretation, or contradiction between both versions, the version drafted Spanish shall prevail in all cases.

We're delighted to welcome you to Calido Alcobendas! Our accommodation is strategically located in Alcobendas and combines comfort with accessibility. Close to shopping centres and business districts, and with excellent transport links, it offers the ideal setting for both short and extended stays.

This guide is intended for guests staying 30 nights or more. It has been designed to give you all the information you need before, during and after your arrival. Here you'll find details about the property's services and rules, as well as recommendations to make the most of your stay.

2. Planning your arrival

You'll find your unit furnished, with bed linen and towels provided. All you need to bring is your clothing, personal items and/or decorative pieces, along with anything you need to prepare and serve your meals. If required, you can add a basic kitchen pack during the booking process or at the property's reception on arrival. 

We also recommend bringing extra coat hangers, personal toiletries and anything else you consider essential during your stay. 

You'll be able to check in from 15:00. If you arrive earlier, we can store your luggage until your unit is ready so you can enjoy our communal areas in the meantime.

More than just accommodation, Calido Living is a space where everything is set up to give you a simple, functional and worry-free experience, whether you're staying a few weeks or for a longer period.

3.1. Fire safety

At Calido Living, your safety and wellbeing are our priority. To that end, we have surveillance and access-control measures, a maintenance team on hand to deal with any issue quickly and efficiently, and evacuation plans designed to protect you in any situation. This section explains the fire safety guidelines, which must be followed to ensure a safe environment for everyone.

  • Behind your apartment's main door, and in the corridors and communal areas, you'll find plans showing the nearest evacuation route.  

  • Familiarise yourself with the building during your first few days, and don't hesitate to contact our staff if you have any questions.  

  • Get to know the building's access points and evacuation stairwells, and locate the nearest call points and fire extinguishers to your unit in case you need to raise the evacuation alarm in an emergency. 

  • Always keep access points and emergency exits clear. 

  • Report any anomaly you notice to the reception staff.  

  • Finally, make sure you know the assembly point in the event of an evacuation, and ask our staff if you have any doubts. In Alcobendas it is the dirt track running parallel to the stream to the right of the building's main entrance.

We carry out evacuation tests and drills throughout the year, so if the situation arises, please cooperate with our staff at all times and follow their instructions. 

Tampering with the fire detection and extinguishing installations is strictly prohibited. This is a punishable offence and may result in the guest being removed from the property. It may even prevent future admission to other properties within the group.

Ven·Go: we've set up a smart supermarket so you can do your shopping without having to leave the property. At Ven·Go you'll find all the essentials – you enjoy your stay and we'll take care of the rest. 
 

Cleaning service: at Calido Living we offer a cleaning service every 14 days. During the clean, the bed linen and towels will be replaced, ensuring a fresh and tidy environment. 

You can also book additional cleaning sessions for a cost of €30 per one-off session, or subscribe to a weekly cleaning service for an additional cost of €45 per month.


How to prepare your accommodation unit for cleaning:
 

✔ Make sure the floor and the bed are clear of objects and belongings. 

✔ Provide access to the areas to be cleaned so you can make the most of the service. 

Important: kitchens are excluded from the cleaning service. Washing-up, rubbish and the upkeep of this area are the guest's responsibility.

Self-service laundry:

At Calido Living you'll find a self-service laundry room with washing machines and dryers available 24/7, so you can manage your washing without having to leave the property. Below, we explain how to use them:

1. Download the app, appWash by Miele, register and top up your balance.

2. From the app you'll be able to search for available machines and reserve them. 

3. Load the selected machine with your washing, choose the wash or dry programme you need and pay via the app to start the selected programme. The wash service, with detergents included, costs €3.5 and the dry programme €2.

Internet

You have high-speed Wi-Fi throughout the building, so you can always stay connected. Connectivity is provided by our internet supplier, WiFirst.

How do you connect to the private Wi-Fi network?

All you have to do is connect to the Calido_Residentes network using the access code on the sticker behind your apartment door. 

Our RAN technology lets you recreate the same connection experience as at home. We create a secure connection bubble for each room so you can connect several devices on the same private network (speakers, Chromecast, games console, printer, etc.)

Please note that you can only connect 5 devices simultaneously per unit.

Post and parcels:

We want receiving your parcels to be easy and secure. We work with Parcels Safe Place, which guarantees personalised, hassle-free deliveries. 

All you have to do is make sure you enter your new address, stating your unit number. During check-in, our reception team will register you for the parcel service, and when you receive a parcel, you'll get an email notification with an access code so you can enter the parcel room.

Loan items

At Calido Living we provide a selection of loan items designed to make your stay even more comfortable and enjoyable.  

You can borrow, free of charge and for a maximum of 30 minutes, items such as irons, ironing boards and cordless vacuum cleaners, as well as sports equipment including a padel racket kit with ball (for properties with a padel court), and a table tennis kit. 

This service is designed to give you occasional access to everything you need, in a practical and straightforward way. All you have to do is request the items and use them within the set time, helping ensure that all guests can enjoy these resources on equal terms.

Parking

Calido Living has limited parking options for vehicles. If you need parking, please don't hesitate to get in touch with our accommodation team to secure your space and complete the additional payment for this service. You can check our rates at reception. 

We have covered parking available by the day or by the month, with chargers for electric vehicles. 

Cycling is a great way to exercise and a cheap, fun way to explore the area. You can bring your bike to Calido Living, where you can store it at no additional cost in the designated area of our car park. Alternatively, you can take advantage of our bike rental programme.

We recommend that you buy several bike locks and secure the frame and both wheels to the bike rack. Storing bikes or electric scooters in the accommodation units is not permitted. 

We accept no responsibility for the loss of or damage to bikes or vehicles parked in the designated parking area for them. In the unlikely event of theft, report it to the police and contact our team.

Studios:

This cosy space has been designed to offer comfort and practicality in every detail. With an open-plan design, the studio features a sleeping area with a double fold-down bed (135x200 cm), a work area ideal for everyday use that includes a desk and 2 chairs, and a kitchen with an under-counter fridge/freezer, microwave and induction hob. It has a double sofa and a 43” TV. A full bathroom with a spacious shower. And, plenty of storage solutions. Its large windows let natural light flood in, creating a warm and welcoming atmosphere.

1-bedroom apartments:

Comfort and functionality with a separate sleeping area. 

Enjoy a cosy apartment, designed for those looking for the perfect balance between comfort and practicality. With a contemporary style and an excellent layout, this one-bedroom apartment with a separate sleeping area offers you the ideal setting to rest, work and enjoy your daily routine. Fold-down bed measuring 150x200 cm. 

A spacious living room with a seating area (including a double sofa, a TV unit and a 43” TV) and a dining area (a table and 2 chairs), which integrates perfectly with a kitchen fitted with all the necessary appliances (microwave with grill, integrated fridge-freezer combi, induction hob). A full bathroom with a spacious shower. And, plenty of storage solutions. Large windows that let in plenty of natural light, adding brightness and creating a welcoming atmosphere. 

Some layouts are available with a terrace or patio. Dog-friendly units are only available in the patio units designated for that purpose.

  • Extractor hood: Remember that the cooker extractor must be kept switched on whenever you cook, to prevent smoke or steam from setting off the fire alarm. Turn it on before you start cooking and make sure you keep it clean and free of grease, as a build-up can increase the risk of fire. Initial inventory check of your unit:

Via the QR code behind your unit's door, you'll find a link to the inventory verification form for your unit. You'll also receive an email after completing your check-in with the same link. 

IMPORTANT: you have a 48-hour window to report any issue detected after the initial inspection of your accommodation unit. If you notice anything that requires the attention of the maintenance team, please note it on this form.  

During your stay, we'll resolve any issue that arises through the proper use of the facilities. 

In the event of any damage caused, whether deliberately or accidentally, by negligent use on the part of the guest, we'll put it right and charge you the corresponding cost of the repair/replacement. This amount must be paid immediately at the time it is reported. 

Electricity

Our mission is to contribute to a greener world through our spaces. We believe that every action, however small it may seem, adds up, and that together we can have a positive impact on the environment. 

All our accommodation units are fitted with electrical isolators. Remember that to switch on the electricity you'll need to place your Calido access card in the card holder next to the entrance door.

Switch off lights and devices when you don't need them. Make the most of natural light. 

What to do if you lose power? 

  1. Check the switches on your unit's electrical panel. Make sure they are all in the correct position. 

  1. If the problem persists, contact our accommodation team.  

Air conditioning and heating

All accommodation units are equipped with air conditioning and heating units, depending on the season. You can adjust the temperature via the control panel in your unit, always within the parameters set by the Regulation on Thermal Installations in Buildings (RITE). 

Mindful use of the heating and air conditioning systems is key to efficient energy consumption. Set the temperature to comfortable but responsible levels: 21°C in winter and 24°C in summer are usually ideal. Remember that if you open the window, the AC system will switch off automatically. 

Think before you flush 

Remember! Only toilet paper should be flushed down the toilet. Flushing other non-organic waste, such as wet wipes, sanitary products or cotton pads, can cause serious problems, such as blockages and drainage failures, sewage backing up into the building, or damage to the water pumps that can lead to overflows. What's more, this waste contributes to the pollution of oceans, beaches and waterways. 

At Calido Living we're committed to caring for the environment and to keeping a clean, safe setting for everyone. That's why we promote responsible habits that benefit both our shared wellbeing and have a positive impact beyond your stay. 

To keep our drainage systems in good working order, please remember that unsuitable items must not be flushed down the toilet. Failure to comply with this rule may result in additional charges. 

Hot water 

Hot water is available 24 hours a day so you can enjoy a comfortable shower at any time. If you have any problem with the supply, let our team know immediately.

Reduce water consumption  

Water is a precious resource, and looking after it is in our hands. Turn off the tap while you brush your teeth, wash up or carry out any activity that doesn't need a constant flow. If you use a kettle, only boil as much water as you need. Every drop counts, and together we can avoid waste. Report any leaks and reuse water where possible. 

Recycling 

At Calido Living we care about the environment we live in and we want to contribute actively to looking after it. We know you do too, which is why you'll find recycling and rubbish bins in your unit to help you manage waste correctly and adopt more sustainable habits. 

To recycle correctly, we recommend emptying containers and giving them a quick rinse before disposing of them, as well as separating glass properly by placing bottles and jars in the corresponding bin. Please note that items such as broken glass and light bulbs should not be recycled, and that any object without a recycling label should be disposed of in the general rubbish bin. 

Likewise, there are certain types of waste that are not recyclable and require specific handling, such as batteries, small appliances, electrical devices, food scraps, polystyrene and sanitary products. 

With small gestures, together we can reduce our environmental impact and make Calido Living a more responsible and sustainable space. 

Waste management 

Please take your rubbish out daily to the designated bins. Keeping communal spaces clean and tidy is essential to ensuring a pleasant environment for all guests. 

Important note: remember to sort waste correctly, following local recycling rules.

Think green

  • Every small gesture counts when it comes to looking after the planet, even in your day-to-day life at Calido Living. By choosing second-hand clothing or electronic devices, or shopping at charity shops, you reduce the environmental impact of mass production and, along the way, you might find unique pieces at incredible prices. 

  • Look after your clothes by washing them in cold water; today's detergents work just as well without high temperatures, saving energy and prolonging the life of your clothes. Avoid plastic bags and opt for reusable bags for your shopping, ideal for carrying food, books or even a laptop. 

  • Choose sustainable mobility options: use public transport, walk or car-share to reduce your carbon footprint, and whenever you can, take the stairs; as well as helping the planet, you'll improve your health! 

  • Respect and look after green spaces: keep communal areas clean and, if you can, plant and tend to greenery in your surroundings. 

  • With small gestures we can build a more sustainable world together. Thank you for being part of Calido Living and contributing to a greener future! 

3.4. How do you pay for your hotel accommodation services?

  1. You'll need to complete payment for your first month before checking in. A charge will be made to the card you have designated (we only accept VISA or Mastercard). 

  1. The remaining monthly payments will be charged automatically to the card provided between the 1st and 3rd of each month.  

  1. Should a charge be returned, an administrative fee of €30 per incident will apply. 

  1. In the event of non-payment, and following notification from the accommodation team, access to the unit may be temporarily restricted until the outstanding payment is settled. 

3.5. The neighbourhood

We've prepared an Alcobendas area guide for you, so you can discover everything the area has to offer and help you settle in during your stay at Calido Alcobendas.

4. Check-out

We're always sad to see our guests leave, but we know that every temporary accommodation agreement comes to an end at some point. 

Please remember that your unit must be cleared of belongings before 15:00 midday. 

Make sure the unit is left clean and tidy before you leave, and return your access card to reception to avoid unnecessary charges. 

Charges will only apply if additional cleaning is needed to return the unit to the state it was in at the start of your stay. 

If you need to leave later than 15:00, please contact reception to check availability and complete the corresponding additional payment. 

If you leave any belongings behind in the accommodation unit after your departure, the accommodation team will notify you by email and will keep your belongings for a period of 48 hours for collection. After this period, the property accepts no responsibility for their condition or safekeeping. 

Indicative costs in the event of damage: 

Below, we provide a summary of the charges for damage to items or additional cleaning required as a result of a guest's behaviour. Only charges for excessive cleaning or redecorating, beyond normal wear and tear, will be applied. All charges for damage will be calculated based on the cost of the materials, parts and labour needed to repair or replace the item.

5. House rules

In order to ensure the smooth running of the Property, all guests commit in writing, when signing the hotel accommodation services agreement, to comply with the house rules. 

Regarding upkeep and maintenance 

  • Cleaning: The Guest must allow access to the cleaning staff at the established times and under the established conditions. 

  • Repairs and maintenance: 

    • Inform the accommodation team of any damage or breakdown.

    • Allow access to authorised technicians. 

    • The manager may carry out notified periodic inspections.

    • Repairs for faults attributable to the guest will be invoiced to them.

  • Liability for damage:

    • The guest will be liable for any damage they cause to the property, to third parties or within the accommodation unit.

    • The guest must report any risks or irregularities as soon as they become aware of them. 

    • The guest will be liable for the actions of their visitors. 

    • The property is not liable for damage resulting from failure to comply with the rules.

  • Works and alterations: no alterations, building works or modifications are permitted in any part of the property.

Guest obligations

  • Comply with the Property's rules and regulations. 

  • Pay on time and in the correct manner. 

  • Keep the accommodation unit in good condition, without alterations. 

  • Do not cause or allow nuisance to other guests. 

  • Take responsibility for their personal cleanliness, rubbish and recycling. 

  • Take responsibility for the actions of their visitors. 

  • A maximum of 2 non-overnight guests per unit is permitted 

  • For a visitor to stay overnight in the building, it's important that the unit's maximum occupancy and the booking conditions allow it. 

  • If you wish to organise an event with more than 2 non-overnight guests, you must book any of the spaces available at the property and obtain confirmation from the management team (this service will carry an additional charge depending on the space and subject to availability). 

  • Visitors may not use the sports areas and swimming pool (where available), the gym or the coworking area. 

  • Do not commit or allow any crime, harassment or intimidation, whether towards other guests or building employees. 

  • Do not make disruptive noise between 21:00 and 08:00. 

  • Do not carry out any act that could invalidate the insurance or increase its premium. 

  • The use of gas heaters, paraffin heaters or candles is prohibited. 

  • Do not display flags or objects with political, sporting or offensive messages. 

  • Do not use appliances other than those provided without the Manager's permission. 

  • Do not tamper with fire safety equipment or obstruct evacuation routes. Any tampering will be penalised with the cost of repair or replacement, and the guest may be removed from the Property and/or barred from accessing any other Calido Living Property. 

  • Do not open windows beyond the permitted limit except in an emergency. 

  • Smoking is prohibited throughout the building. 

  • Bikes are only allowed in the designated areas. Storing them inside the accommodation units is prohibited. 

  • Secure doors and windows when leaving the accommodation unit unoccupied. If you're away for more than 7 days, let reception know. 

  • Hanging out washing on the balconies is prohibited. 

Pets

One pet/companion animal (dogs only) is permitted, at a monthly cost shown in the rates published on the booking engine. 

The Guest is responsible at all times for the legal obligations (i.e. administrative and health-related) that come with keeping animals as pets. 

Pets must be microchipped, and this must be evidenced at reception. 

In order to carry out the cleaning and/or maintenance service properly on the set day and time, pets may not be left alone in the accommodation unit.

Non-urgent health matters are handled by Primary Care doctors, managed by the Social Security system (SS). To be seen in Primary Care, you normally need to be registered with a Health Centre (CS), so we recommend doing this within the first week of your arrival. You're not alone. If at any point you need support, you can count on us. 

In Spain, the public healthcare system offers high-quality services, but it is primarily geared towards registered guests. If you're already a Spanish resident and have your health card, you can see a GP at the health centre assigned according to your address. 

However, for those who cannot register, such as international guests who are not registered on the municipal roll (empadronamiento), we recommend taking out private medical insurance. 

There are several insurers in Spain that offer comprehensive medical cover at competitive prices. Some of the most recommended options are: 

  • Sanitas: With an extensive network of associated clinics and hospitals. 

  • Adeslas: Offers plans tailored to students and foreign residents. 

We suggest getting in touch with these companies to choose the option that best suits your needs. 

If you already have residency in Spain, make sure you obtain your European Health Insurance Card (EHIC) before arriving in Spain. With this card, you can access the public healthcare system in the event of emergencies and other basic needs. In Spain, pharmacies are the first point of contact when you need advice on minor health problems. Pharmacists can guide you on the next steps: from taking an over-the-counter medicine to going to your nearest health centre if necessary.

7. Suggestions and complaints

At Calido Living, we respond to the needs of our guests and are committed to providing a professional service to all our customers. We welcome comments and complaints, as they are essential to improving our services. When something isn't right, we need you to let us know; this helps us raise our standards. 

If you have a complaint, we kindly ask you to submit it in writing, including as much detail as possible. We'll respond within the timescales set out below: 

To begin with, address your complaint to the property's General Manager. You can hand it in in person or send it by email. 

If you prefer, you can also send your written complaint to atencioncliente@calido-living.com.  

What happens next?

We'll send you a letter acknowledging receipt of your complaint within three working days of receiving it, enclosing a copy of this procedure. 

  1. We'll investigate your complaint. This will normally be done by the Community's General Manager, who will review your file and speak with the member of staff who dealt with you. We'll send you a formal written outcome of our investigation within 15 working days of sending the acknowledgement letter. 

  1. If, at this point, you're still not satisfied, contact us again and we'll arrange another review by a senior member of our team. 

  1. We'll write to you within 15 working days of receiving your review request, confirming our final opinion on the matter. 

  1. If, after the final stage of the internal complaints procedure (or once more than 8 weeks have passed since you submitted the complaint) you're still not satisfied, you can submit a Complaint Form at your Local Information Office (O.M.I.C.) or at the General Consumer Office of your Autonomous Community. This will initiate a mediation process with us to reach a satisfactory outcome for both parties.

Confidentiality 

All complaints will be treated confidentially, although enquiries may need to be made to investigate the matters that are the subject of the complaint. The effectiveness of any complaints procedure depends on Calido Living being able to gather adequate information from the parties involved in order to investigate the matter properly. For this reason, anonymous complaints will not be dealt with.

Harassment 

Calido Living aims to create accommodation that is free of harassment and that protects the dignity of guests and staff, regardless of their gender, sexual orientation, race or ethnicity, religion or disability status. We take sexual, racial or personal harassment very seriously, and all customers and staff must comply with the policy in this area. Guests who believe they are experiencing harassment during their stay are advised to report it to their community's General Manager.

Calido Living is committed to protecting and respecting the privacy of all parties it comes into contact with. You have various rights and protections under the Data Protection Act and Regulation. We're delighted to welcome you to Calido Alcobendas! Our accommodation is strategically located in Alcobendas and combines comfort with accessibility. Close to shopping centres and business districts, and with excellent transport links, it offers the ideal setting for both short and extended stays.

This guide is intended for guests staying 30 nights or more. It has been designed to give you all the information you need before, during and after your arrival. Here you'll find details about the property's services and rules, as well as recommendations to make the most of your stay.

2. Planning your arrival

You'll find your unit furnished, with bed linen and towels provided. All you need to bring is your clothing, personal items and/or decorative pieces, along with anything you need to prepare and serve your meals. If required, you can add a basic kitchen pack during the booking process or at the property's reception on arrival. 

We also recommend bringing extra coat hangers, personal toiletries and anything else you consider essential during your stay. 

You'll be able to check in from 3:00 p.m. If you arrive earlier, we can store your luggage until your unit is ready so you can enjoy our communal areas in the meantime.

You'll enjoy accommodation units in a 1* aparthotel, fully furnished, with services included and communal areas designed to make resting, working and socialising easy. More than just accommodation, Calido Living is a space where everything is set up to give you a simple, functional and worry-free experience, whether you're staying a few weeks or for a longer period.

3.1. Fire safety

At Calido Living, your safety and wellbeing are our priority. To that end, we have surveillance and access-control measures, a maintenance team on hand to deal with any issue quickly and efficiently, and evacuation plans designed to protect you in any situation. This section explains the fire safety guidelines, which must be followed to ensure a safe environment for everyone.

  • Behind your apartment's main door, and in the corridors and communal areas, you'll find plans showing the nearest evacuation route.  

  • Familiarise yourself with the building during your first few days, and don't hesitate to contact our staff if you have any questions.  

  • Get to know the building's access points and evacuation stairwells, and locate the nearest call points and fire extinguishers to your unit in case you need to raise the evacuation alarm in an emergency. 

  • Always keep access points and emergency exits clear. 

  • Report any anomaly you notice to the reception staff.  

  • Finally, make sure you know the assembly point in the event of an evacuation, and ask our staff if you have any doubts. In Alcobendas it is the dirt track running parallel to the stream to the right of the building's main entrance.

We carry out evacuation tests and drills throughout the year, so if the situation arises, please cooperate with our staff at all times and follow their instructions. 

Tampering with the fire detection and extinguishing installations is strictly prohibited. This is a punishable offence and may result in the guest being removed from the property. It may even prevent future admission to other properties within the group.

The communal areas at Calido Living have been designed for you to enjoy, work and relax in a comfortable and functional environment. Below, you'll find a location plan for each space, which will help you find your way easily around the property and make the most of all the areas available during your stay.

Vending and coffee machines: enjoy our social areas while having a coffee or a snack from our smart fridges, located near the reception area. 

Ven·Go: we've set up a smart supermarket so you can do your shopping without having to leave the property. At Ven·Go you'll find all the essentials – you enjoy your stay and we'll take care of the rest. 

Cleaning service: at Calido Living we offer a cleaning service every 14 days. During the clean, the bed linen and towels will be replaced, ensuring a fresh and tidy environment. 

You can also book additional cleaning sessions for a cost of €30 per one-off session, or subscribe to a weekly cleaning service for an additional cost of €45 per month.

How to prepare your accommodation unit for cleaning:

✔ Make sure the floor and the bed are clear of objects and belongings. 

✔ Provide access to the areas to be cleaned so you can make the most of the service. 

Important: kitchens are excluded from the cleaning service. Washing-up, rubbish and the upkeep of this area are the guest's responsibility.

Self-service laundry:

At Calido Living you'll find a self-service laundry room with washing machines and dryers available 24/7, so you can manage your washing without having to leave the property. Below, we explain how to use them:

1. Download the app, appWash by Miele, register and top up your balance.

2. From the app you'll be able to search for available machines and reserve them. 

3. Load the selected machine with your washing, choose the wash or dry programme you need and pay via the app to start the selected programme. The wash service, with detergents included, costs €3.5 and the dry programme €2.

It's very important to us that any maintenance issue you raise is resolved quickly and with the utmost care.

Internet

You have high-speed Wi-Fi throughout the building, so you can always stay connected. Connectivity is provided by our internet supplier, WiFirst.

How do you connect to the private Wi-Fi network?

All you have to do is connect to the Calido_Residentes network using the access code on the sticker behind your apartment door. 

Our RAN technology lets you recreate the same connection experience as at home. We create a secure connection bubble for each room so you can connect several devices on the same private network (speakers, Chromecast, games console, printer, etc.)

Post and parcels:

We want receiving your parcels to be easy and secure. We work with Parcels Safe Place, which guarantees personalised, hassle-free deliveries. 

All you have to do is make sure you enter your new address, stating your unit number. During check-in, our reception team will register you for the parcel service, and when you receive a parcel, you'll get an email notification with an access code so you can enter the parcel room.

Loan items

At Calido Living we provide a selection of loan items designed to make your stay even more comfortable and enjoyable.  

You can borrow, free of charge and for a maximum of 30 minutes, items such as irons, ironing boards and cordless vacuum cleaners, as well as sports equipment including a padel racket kit with ball (for properties with a padel court), and a table tennis kit. 

This service is designed to give you occasional access to everything you need, in a practical and straightforward way. All you have to do is request the items and use them within the set time, helping ensure that all guests can enjoy these resources on equal terms.

Parking

Calido Living has limited parking options for vehicles. If you need parking, please don't hesitate to get in touch with our accommodation team to secure your space and complete the additional payment for this service. You can check our rates at reception. 

We have covered parking available by the day or by the month, with chargers for electric vehicles. 

Cycling is a great way to exercise and a cheap, fun way to explore the area. You can bring your bike to Calido Living, where you can store it at no additional cost in the designated area of our car park. Alternatively, you can take advantage of our bike rental programme.

We recommend that you buy several bike locks and secure the frame and both wheels to the bike rack. Storing bikes or electric scooters in the accommodation units is not permitted. 

We accept no responsibility for the loss of or damage to bikes or vehicles parked in the designated parking area for them. In the unlikely event of theft, report it to the police and contact our team.

This cosy space has been designed to offer comfort and practicality in every detail. With an open-plan design, the studio features a sleeping area with a double fold-down bed (135x200 cm), a work area ideal for everyday use that includes a desk and 2 chairs, and a kitchen with an under-counter fridge/freezer, microwave and induction hob. It has a double sofa and a 43” TV. A full bathroom with a spacious shower. And, plenty of storage solutions. Its large windows let natural light flood in, creating a warm and welcoming atmosphere.

1-bedroom apartments:

Comfort and functionality with a separate sleeping area. 

Enjoy a cosy apartment, designed for those looking for the perfect balance between comfort and practicality. With a contemporary style and an excellent layout, this one-bedroom apartment with a separate sleeping area offers you the ideal setting to rest, work and enjoy your daily routine. Fold-down bed measuring 150x200 cm. 

A spacious living room with a seating area (including a double sofa, a TV unit and a 43” TV) and a dining area (a table and 2 chairs), which integrates perfectly with a kitchen fitted with all the necessary appliances (microwave with grill, integrated fridge-freezer combi, induction hob). A full bathroom with a spacious shower. And, plenty of storage solutions. Large windows that let in plenty of natural light, adding brightness and creating a welcoming atmosphere. 

Some layouts are available with a terrace or patio. Dog-friendly units are only available in the patio units designated for that purpose.

  • Extractor hood: Remember that the cooker extractor must be kept switched on whenever you cook, to prevent smoke or steam from setting off the fire alarm. Turn it on before you start cooking and make sure you keep it clean and free of grease, as a build-up can increase the risk of fire. Initial inventory check of your unit:

Via the QR code behind your unit's door, you'll find a link to the inventory verification form for your unit. You'll also receive an email after completing your check-in with the same link. 

IMPORTANT: you have a 48-hour window to report any issue detected after the initial inspection of your accommodation unit. If you notice anything that requires the attention of the maintenance team, please note it on this form.  

During your stay, we'll resolve any issue that arises through the proper use of the facilities. 

In the event of any damage caused, whether deliberately or accidentally, by negligent use on the part of the guest, we'll put it right and charge you the corresponding cost of the repair/replacement. This amount must be paid immediately at the time it is reported. 

Electricity

Our mission is to contribute to a greener world through our spaces. We believe that every action, however small it may seem, adds up, and that together we can have a positive impact on the environment. 

All our accommodation units are fitted with electrical isolators. Remember that to switch on the electricity you'll need to place your Calido access card in the card holder next to the entrance door.

Switch off lights and devices when you don't need them. Make the most of natural light. 

What to do if you lose power? 

  1. Check the switches on your unit's electrical panel. Make sure they are all in the correct position. 

  1. If the problem persists, contact our accommodation team.  

Air conditioning and heating

All accommodation units are equipped with air conditioning and heating units, depending on the season. You can adjust the temperature via the control panel in your unit, always within the parameters set by the Regulation on Thermal Installations in Buildings (RITE). 

Mindful use of the heating and air conditioning systems is key to efficient energy consumption. Set the temperature to comfortable but responsible levels: 21°C in winter and 24°C in summer are usually ideal. Remember that if you open the window, the AC system will switch off automatically. 

Think before you flush 

Remember! Only toilet paper should be flushed down the toilet. Flushing other non-organic waste, such as wet wipes, sanitary products or cotton pads, can cause serious problems, such as blockages and drainage failures, sewage backing up into the building, or damage to the water pumps that can lead to overflows. What's more, this waste contributes to the pollution of oceans, beaches and waterways. 

At Calido Living we're committed to caring for the environment and to keeping a clean, safe setting for everyone. That's why we promote responsible habits that benefit both our shared wellbeing and have a positive impact beyond your stay. 

To keep our drainage systems in good working order, please remember that unsuitable items must not be flushed down the toilet. Failure to comply with this rule may result in additional charges. 

Hot water 

Hot water is available 24 hours a day so you can enjoy a comfortable shower at any time. If you have any problem with the supply, let our team know immediately.

Reduce water consumption  

Water is a precious resource, and looking after it is in our hands. Turn off the tap while you brush your teeth, wash up or carry out any activity that doesn't need a constant flow. If you use a kettle, only boil as much water as you need. Every drop counts, and together we can avoid waste. Report any leaks and reuse water where possible. 

Recycling 

At Calido Living we care about the environment we live in and we want to contribute actively to looking after it. We know you do too, which is why you'll find recycling and rubbish bins in your unit to help you manage waste correctly and adopt more sustainable habits. 

To recycle correctly, we recommend emptying containers and giving them a quick rinse before disposing of them, as well as separating glass properly by placing bottles and jars in the corresponding bin. Please note that items such as broken glass and light bulbs should not be recycled, and that any object without a recycling label should be disposed of in the general rubbish bin. 

Likewise, there are certain types of waste that are not recyclable and require specific handling, such as batteries, small appliances, electrical devices, food scraps, polystyrene and sanitary products. 

With small gestures, together we can reduce our environmental impact and make Calido Living a more responsible and sustainable space. 

Waste management 

Please take your rubbish out daily to the designated bins. Keeping communal spaces clean and tidy is essential to ensuring a pleasant environment for all guests. 

Important note: remember to sort waste correctly, following local recycling rules.

Think green

  • Every small gesture counts when it comes to looking after the planet, even in your day-to-day life at Calido Living. By choosing second-hand clothing or electronic devices, or shopping at charity shops, you reduce the environmental impact of mass production and, along the way, you might find unique pieces at incredible prices. 

  • Look after your clothes by washing them in cold water; today's detergents work just as well without high temperatures, saving energy and prolonging the life of your clothes. Avoid plastic bags and opt for reusable bags for your shopping, ideal for carrying food, books or even a laptop. 

  • Choose sustainable mobility options: use public transport, walk or car-share to reduce your carbon footprint, and whenever you can, take the stairs; as well as helping the planet, you'll improve your health! 

  • Respect and look after green spaces: keep communal areas clean and, if you can, plant and tend to greenery in your surroundings. 

  • With small gestures we can build a more sustainable world together. Thank you for being part of Calido Living and contributing to a greener future! 

3.4. How do you pay for your hotel accommodation services?

  1. You'll need to complete payment for your first month before checking in. A charge will be made to the card you have designated (we only accept VISA or Mastercard). 

  1. The remaining monthly payments will be charged automatically to the card provided between the 1st and 3rd of each month.  

  1. Should a charge be returned, an administrative fee of €30 per incident will apply. 

  1. In the event of non-payment, and following notification from the accommodation team, access to the unit may be temporarily restricted until the outstanding payment is settled. 

3.5. The neighbourhood

We've prepared an Alcobendas area guide for you, so you can discover everything the area has to offer and help you settle in during your stay at Calido Alcobendas.

4. Check-out

We're always sad to see our guests leave, but we know that every temporary accommodation agreement comes to an end at some point. 

Please remember that your unit must be cleared of belongings before 3:00 p.m. midday. 

Make sure the unit is left clean and tidy before you leave, and return your access card to reception to avoid unnecessary charges. 

Charges will only apply if additional cleaning is needed to return the unit to the state it was in at the start of your stay. 

If you need to leave later than 3:00 p.m., please contact reception to check availability and complete the corresponding additional payment. 

If you leave any belongings behind in the accommodation unit after your departure, the accommodation team will notify you by email and will keep your belongings for a period of 48 hours for collection. After this period, the property accepts no responsibility for their condition or safekeeping. 

Indicative costs in the event of damage: 

Below, we provide a summary of the charges for damage to items or additional cleaning required as a result of a guest's behaviour. Only charges for excessive cleaning or redecorating, beyond normal wear and tear, will be applied. All charges for damage will be calculated based on the cost of the materials, parts and labour needed to repair or replace the item.

The following prices are estimates. Should any damage occur, the accommodation team will find the most efficient solution and document the process so we can give you all the information transparently.

5. House rules

In order to ensure the smooth running of the Property, all guests commit in writing, when signing the hotel accommodation services agreement, to comply with the house rules. 

Regarding upkeep and maintenance 

  • Cleaning: The Guest must allow access to the cleaning staff at the established times and under the established conditions. 

  • Repairs and maintenance: 

    • Inform the accommodation team of any damage or breakdown.

    • Allow access to authorised technicians. 

    • The manager may carry out notified periodic inspections.

    • Repairs for faults attributable to the guest will be invoiced to them.

  • Liability for damage:

    • The guest will be liable for any damage they cause to the property, to third parties or within the accommodation unit.

    • The guest must report any risks or irregularities as soon as they become aware of them. 

    • The guest will be liable for the actions of their visitors. 

    • The property is not liable for damage resulting from failure to comply with the rules.

  • Works and alterations: no alterations, building works or modifications are permitted in any part of the property.

Guest obligations

  • Comply with the Property's rules and regulations. 

  • Pay on time and in the correct manner. 

  • Keep the accommodation unit in good condition, without alterations. 

  • Do not cause or allow nuisance to other guests. 

  • Take responsibility for their personal cleanliness, rubbish and recycling. 

  • Take responsibility for the actions of their visitors. 

  • A maximum of 2 non-overnight guests per unit is permitted 

  • For a visitor to stay overnight in the building, it's important that the unit's maximum occupancy and the booking conditions allow it. 

  • If you wish to organise an event with more than 2 non-overnight guests, you must book any of the spaces available at the property and obtain confirmation from the management team (this service will carry an additional charge depending on the space and subject to availability). 

  • Visitors may not use the sports areas and swimming pool (where available), the gym or the coworking area. 

  • Do not commit or allow any crime, harassment or intimidation, whether towards other guests or building employees. 

  • Do not make disruptive noise between 21:00 and 08:00. 

  • Do not carry out any act that could invalidate the insurance or increase its premium. 

  • The use of gas heaters, paraffin heaters or candles is prohibited. 

  • Do not display flags or objects with political, sporting or offensive messages. 

  • Do not use appliances other than those provided without the Manager's permission. 

  • Do not tamper with fire safety equipment or obstruct evacuation routes. Any tampering will be penalised with the cost of repair or replacement, and the guest may be removed from the Property and/or barred from accessing any other Calido Living Property. 

  • Do not open windows beyond the permitted limit except in an emergency. 

  • Smoking is prohibited throughout the building. 

  • Bikes are only allowed in the designated areas. Storing them inside the accommodation units is prohibited. 

  • Secure doors and windows when leaving the accommodation unit unoccupied. If you're away for more than 7 days, let reception know. 

  • Hanging out washing on the balconies is prohibited. 

Pets

One pet/companion animal (dogs only) is permitted, at a monthly cost shown in the rates published on the booking engine. 

The Guest is responsible at all times for the legal obligations (i.e. administrative and health-related) that come with keeping animals as pets. 

Pets must be microchipped, and this must be evidenced at reception. 

In order to carry out the cleaning and/or maintenance service properly on the set day and time, pets may not be left alone in the accommodation unit.

To be seen in Primary Care, you normally need to be registered with a Health Centre (CS), so we recommend doing this within the first week of your arrival. You're not alone. If at any point you need support, you can count on us. 

In Spain, the public healthcare system offers high-quality services, but it is primarily geared towards registered guests. If you're already a Spanish resident and have your health card, you can see a GP at the health centre assigned according to your address. 

However, for those who cannot register, such as international guests who are not registered on the municipal roll (empadronamiento), we recommend taking out private medical insurance. 

There are several insurers in Spain that offer comprehensive medical cover at competitive prices. Some of the most recommended options are:

7. Suggestions and complaints

At Calido Living, we respond to the needs of our guests and are committed to providing a professional service to all our customers. We welcome comments and complaints, as they are essential to improving our services. When something isn't right, we need you to let us know; this helps us raise our standards. 

If you have a complaint, we kindly ask you to submit it in writing, including as much detail as possible. We'll respond within the timescales set out below: 

To begin with, address your complaint to the property's General Manager. You can hand it in in person or send it by email. 

If you prefer, you can also send your written complaint to atencioncliente@calido-living.com.  

What happens next?

We'll send you a letter acknowledging receipt of your complaint within three working days of receiving it, enclosing a copy of this procedure. 

  1. We'll investigate your complaint. This will normally be done by the Community's General Manager, who will review your file and speak with the member of staff who dealt with you. We'll send you a formal written outcome of our investigation within 15 working days of sending the acknowledgement letter. 

  1. If, at this point, you're still not satisfied, contact us again and we'll arrange another review by a senior member of our team. 

  1. We'll write to you within 15 working days of receiving your review request, confirming our final opinion on the matter. 

  1. If, after the final stage of the internal complaints procedure (or once more than 8 weeks have passed since you submitted the complaint) you're still not satisfied, you can submit a Complaint Form at your Local Information Office (O.M.I.C.) or at the General Consumer Office of your Autonomous Community. This will initiate a mediation process with us to reach a satisfactory outcome for both parties.

Confidentiality 

All complaints will be treated confidentially, although enquiries may need to be made to investigate the matters that are the subject of the complaint. The effectiveness of any complaints procedure depends on Calido Living being able to gather adequate information from the parties involved in order to investigate the matter properly. For this reason, anonymous complaints will not be dealt with.

Harassment 

Calido Living aims to create accommodation that is free of harassment and that protects the dignity of guests and staff, regardless of their gender, sexual orientation, race or ethnicity, religion or disability status. We take sexual, racial or personal harassment very seriously, and all customers and staff must comply with the policy in this area. Guests who believe they are experiencing harassment during their stay are advised to report it to their community's General Manager.

We are delighted to welcome you to Calido Valdebebas! Our hotel is strategically located in Valdebebas and combines comfort with ease of access. Situated close to the airport, the Madrid exhibition centre and business districts, with excellent transport links to the city centre, it offers the ideal setting for both short and long stays.

This guide is intended for guests staying 30 nights or more. It has been designed to give you all the information you need before, during and after your arrival. Here you'll find details about the property's services and rules, as well as recommendations to make the most of your stay.

2. Planning your arrival

You'll find your unit furnished, with bed linen and towels provided. All you need to bring is your clothing, personal items and/or decorative pieces, along with anything you need to prepare and serve your meals. If required, you can add a basic kitchen pack during the booking process or at the property's reception on arrival. 

We also recommend bringing extra coat hangers, personal toiletries and anything else you consider essential during your stay. 

You'll be able to check in from 3:00 p.m. If you arrive earlier, we can store your luggage until your unit is ready so you can enjoy our communal areas in the meantime.

More than just accommodation, Calido Living is a space where everything is set up to give you a simple, functional and worry-free experience, whether you're staying a few weeks or for a longer period.

3.1. Fire safety

At Calido Living, your safety and wellbeing are our priority. To that end, we have surveillance and access-control measures, a maintenance team on hand to deal with any issue quickly and efficiently, and evacuation plans designed to protect you in any situation. This section explains the fire safety guidelines, which must be followed to ensure a safe environment for everyone.

  • Behind your apartment's main door, and in the corridors and communal areas, you'll find plans showing the nearest evacuation route.  

  • Familiarise yourself with the building during your first few days, and don't hesitate to contact our staff if you have any questions.  

  • Get to know the building's access points and evacuation stairwells, and locate the nearest call points and fire extinguishers to your unit in case you need to raise the evacuation alarm in an emergency. 

  • Always keep access points and emergency exits clear. 

  • Report any anomaly you notice to the reception staff.  

  • Finally, make sure you know the assembly point in the event of an evacuation, and ask our staff if you have any doubts. In Valdebebas it is leaving the main entrance, turn right, follow the street and cross over to the park, which is just a few metres away on Calle Fernando de Higueras.

We carry out evacuation tests and drills throughout the year, so if the situation arises, please cooperate with our staff at all times and follow their instructions. 

Tampering with the fire detection and extinguishing installations is strictly prohibited. This is a punishable offence and may result in the guest being removed from the property. It may even prevent future admission to other properties within the group.

The communal areas at Calido Living have been designed for you to enjoy, work and relax in a comfortable and functional environment. Below, you'll find a location plan for each space, which will help you find your way easily around the property and make the most of all the areas available during your stay.

Vending and coffee machines: enjoy our social areas while having a coffee or a snack from our smart fridges, located near the reception area. 

Cleaning service: at Calido Living we offer a cleaning service every 14 days. During the clean, the bed linen and towels will be replaced, ensuring a fresh and tidy environment. 

You can also book additional cleaning sessions for a cost of €30 per one-off session, or subscribe to a weekly cleaning service for an additional cost of €45 per month.

How to prepare your accommodation unit for cleaning:

✔ Make sure the floor and the bed are clear of objects and belongings. 

✔ Provide access to the areas to be cleaned so you can make the most of the service. 

Important: kitchens are excluded from the cleaning service. Washing-up, rubbish and the upkeep of this area are the guest's responsibility.

Self-service laundry:

At Calido Living you'll find a self-service laundry room with washing machines and dryers available 24/7, so you can manage your washing without having to leave the property. Below, we explain how to use them:

1. Download the app, appWash by Miele, register and top up your balance.

2. From the app you'll be able to search for available machines and reserve them. 

3. Load the selected machine with your washing, choose the wash or dry programme you need and pay via the app to start the selected programme. The wash service, with detergents included, costs €3.5 and the dry programme €2.

Internet

You have high-speed Wi-Fi throughout the building, so you can always stay connected. Connectivity is provided by our internet supplier, WiFirst.

How do you connect to the private Wi-Fi network?

All you have to do is connect to the Calido_Residentes network using the access code on the sticker behind your apartment door. 

Our RAN technology lets you recreate the same connection experience as at home. We create a secure connection bubble for each room so you can connect several devices on the same private network (speakers, Chromecast, games console, printer, etc.)

Please note that you can only connect 5 devices simultaneously per unit.

Post and parcels:

We want receiving your parcels to be easy and secure. We work with Parcels Safe Place, which guarantees personalised, hassle-free deliveries. 

All you have to do is make sure you enter your new address, stating your unit number. During check-in, our reception team will register you for the parcel service, and when you receive a parcel, you'll get an email notification with an access code so you can enter the parcel room.

Loan items

At Calido Living we provide a selection of loan items designed to make your stay even more comfortable and enjoyable.  

You can borrow, free of charge and for a maximum of 30 minutes, items such as irons, ironing boards and cordless vacuum cleaners, as well as sports equipment including a padel racket kit with ball (for properties with a padel court), and a table tennis kit. 

This service is designed to give you occasional access to everything you need, in a practical and straightforward way. All you have to do is request the items and use them within the set time, helping ensure that all guests can enjoy these resources on equal terms.

Parking

Calido Living has limited parking options for vehicles. If you need parking, please don't hesitate to get in touch with our accommodation team to secure your space and complete the additional payment for this service. You can check our rates at reception. 

We have covered parking available by the day or by the month, with chargers for electric vehicles. 

Cycling is a great way to exercise and a cheap, fun way to explore the area. You can bring your bike to Calido Living, where you can store it at no additional cost in the designated area of our car park. Alternatively, you can take advantage of our bike rental programme.

We recommend that you buy several bike locks and secure the frame and both wheels to the bike rack. Storing bikes or electric scooters in the accommodation units is not permitted. 

We accept no responsibility for the loss of or damage to bikes or vehicles parked in the designated parking area for them. In the unlikely event of theft, report it to the police and contact our team.

With an open-plan design, the studio features a sleeping area with a double fold-down bed (135x200 cm), a work area ideal for everyday use that includes a desk and 2 chairs, and a kitchen with an under-counter fridge/freezer, microwave and induction hob. It has a double sofa and a 43” TV. A full bathroom with a spacious shower. And, plenty of storage solutions. Its large windows let natural light flood in, creating a warm and welcoming atmosphere.

1-bedroom apartments:

Comfort and functionality with a separate sleeping area. 

Enjoy a cosy apartment, designed for those looking for the perfect balance between comfort and practicality. With a contemporary style and an excellent layout, this one-bedroom apartment with a separate sleeping area offers you the ideal setting to rest, work and enjoy your daily routine. Fold-down bed measuring 150x200 cm. 

A spacious living room with a seating area (including a double sofa, a TV unit and a 43” TV) and a dining area (a table and 2 chairs), which integrates perfectly with a kitchen fitted with all the necessary appliances (microwave with grill, integrated fridge-freezer combi, induction hob). A full bathroom with a spacious shower. And, plenty of storage solutions. Large windows that let in plenty of natural light, adding brightness and creating a welcoming atmosphere.

  • Extractor hood: Remember that the cooker extractor must be kept switched on whenever you cook, to prevent smoke or steam from setting off the fire alarm. Initial inventory check of your unit:

Via the QR code behind your unit's door, you'll find a link to the inventory verification form for your unit. You'll also receive an email after completing your check-in with the same link. 

IMPORTANT: you have a 48-hour window to report any issue detected after the initial inspection of your accommodation unit. If you notice anything that requires the attention of the maintenance team, please note it on this form.  

During your stay, we'll resolve any issue that arises through the proper use of the facilities. 

In the event of any damage caused, whether deliberately or accidentally, by negligent use on the part of the guest, we'll put it right and charge you the corresponding cost of the repair/replacement. This amount must be paid immediately at the time it is reported. 

Electricity

Our mission is to contribute to a greener world through our spaces. We believe that every action, however small it may seem, adds up, and that together we can have a positive impact on the environment. 

All our accommodation units are fitted with electrical isolators. Remember that to switch on the electricity you'll need to place your Calido access card in the card holder next to the entrance door.

Switch off lights and devices when you don't need them. Make the most of natural light.

Air conditioning and heating

All accommodation units are equipped with air conditioning and heating units, depending on the season. You can adjust the temperature via the control panel in your unit, always within the parameters set by the Regulation on Thermal Installations in Buildings (RITE). 

Mindful use of the heating and air conditioning systems is key to efficient energy consumption. Set the temperature to comfortable but responsible levels: 21°C in winter and 24°C in summer are usually ideal. Remember that if you open the window, the AC system will switch off automatically. 

Think before you flush 

Remember! Only toilet paper should be flushed down the toilet. Flushing other non-organic waste, such as wet wipes, sanitary products or cotton pads, can cause serious problems, such as blockages and drainage failures, sewage backing up into the building, or damage to the water pumps that can lead to overflows. What's more, this waste contributes to the pollution of oceans, beaches and waterways. 

At Calido Living we're committed to caring for the environment and to keeping a clean, safe setting for everyone. That's why we promote responsible habits that benefit both our shared wellbeing and have a positive impact beyond your stay. 

To keep our drainage systems in good working order, please remember that unsuitable items must not be flushed down the toilet. Failure to comply with this rule may result in additional charges. 

Hot water 

Hot water is available 24 hours a day so you can enjoy a comfortable shower at any time. If you have any problem with the supply, let our team know immediately.

Reduce water consumption  

Water is a precious resource, and looking after it is in our hands. Turn off the tap while you brush your teeth, wash up or carry out any activity that doesn't need a constant flow. If you use a kettle, only boil as much water as you need. Every drop counts, and together we can avoid waste. Report any leaks and reuse water where possible. 

Recycling 

At Calido Living we care about the environment we live in and we want to contribute actively to looking after it. We know you do too, which is why you'll find recycling and rubbish bins in your unit to help you manage waste correctly and adopt more sustainable habits. 

To recycle correctly, we recommend emptying containers and giving them a quick rinse before disposing of them, as well as separating glass properly by placing bottles and jars in the corresponding bin. Please note that items such as broken glass and light bulbs should not be recycled, and that any object without a recycling label should be disposed of in the general rubbish bin. 

Likewise, there are certain types of waste that are not recyclable and require specific handling, such as batteries, small appliances, electrical devices, food scraps, polystyrene and sanitary products. 

With small gestures, together we can reduce our environmental impact and make Calido Living a more responsible and sustainable space. 

Waste management 

Please take your rubbish out daily to the designated bins. Keeping communal spaces clean and tidy is essential to ensuring a pleasant environment for all guests. 

Important note: remember to sort waste correctly, following local recycling rules. 

Plastic / organic / non-recyclable bins: please ask at reception for the location of the rubbish bins.

The glass and paper bins are located outside the building, on the corner of Carlos Fernández Casado Street and Fernando Higueras Street.

Think green

  • Every small gesture counts when it comes to looking after the planet, even in your day-to-day life at Calido Living. By choosing second-hand clothing or electronic devices, or shopping at charity shops, you reduce the environmental impact of mass production and, along the way, you might find unique pieces at incredible prices. 

  • Look after your clothes by washing them in cold water; today's detergents work just as well without high temperatures, saving energy and prolonging the life of your clothes. Avoid plastic bags and opt for reusable bags for your shopping, ideal for carrying food, books or even a laptop. 

  • Choose sustainable mobility options: use public transport, walk or car-share to reduce your carbon footprint, and whenever you can, take the stairs; as well as helping the planet, you'll improve your health! 

  • Respect and look after green spaces: keep communal areas clean and, if you can, plant and tend to greenery in your surroundings.

3.4. How do you pay for your hotel accommodation services?

  1. You'll need to complete payment for your first month before checking in. A charge will be made to the card you have designated (we only accept VISA or Mastercard). 

  1. The remaining monthly payments will be charged automatically to the card provided between the 1st and 3rd of each month.  

  1. Should a charge be returned, an administrative fee of €30 per incident will apply. 

  1. In the event of non-payment, and following notification from the accommodation team, access to the unit may be temporarily restricted until the outstanding payment is settled. 

3.5. The neighbourhood

4. Check-out

We're always sad to see our guests leave, but we know that every temporary accommodation agreement comes to an end at some point. 

Please remember that your unit must be cleared of belongings before 3:00 p.m. midday. 

Make sure the unit is left clean and tidy before you leave, and return your access card to reception to avoid unnecessary charges. 

Charges will only apply if additional cleaning is needed to return the unit to the state it was in at the start of your stay. 

If you need to leave later than 3:00 p.m., please contact reception to check availability and complete the corresponding additional payment. 

If you leave any belongings behind in the accommodation unit after your departure, the accommodation team will notify you by email and will keep your belongings for a period of 48 hours for collection. After this period, the property accepts no responsibility for their condition or safekeeping. 

Indicative costs in the event of damage: 

Below, we provide a summary of the charges for damage to items or additional cleaning required as a result of a guest's behaviour. Only charges for excessive cleaning or redecorating, beyond normal wear and tear, will be applied. All charges for damage will be calculated based on the cost of the materials, parts and labour needed to repair or replace the item.

5. House rules

In order to ensure the smooth running of the Property, all guests commit in writing, when signing the hotel accommodation services agreement, to comply with the house rules. 

Regarding upkeep and maintenance 

  • Cleaning: The Guest must allow access to the cleaning staff at the established times and under the established conditions. 

  • Repairs and maintenance: 

    • Inform the accommodation team of any damage or breakdown.

    • Allow access to authorised technicians. 

    • The manager may carry out notified periodic inspections.

    • Repairs for faults attributable to the guest will be invoiced to them.

  • Liability for damage:

    • The guest will be liable for any damage they cause to the property, to third parties or within the accommodation unit.

    • The guest must report any risks or irregularities as soon as they become aware of them. 

    • The guest will be liable for the actions of their visitors. 

    • The property is not liable for damage resulting from failure to comply with the rules.

  • Works and alterations: no alterations, building works or modifications are permitted in any part of the property.

Guest obligations

  • Comply with the Property's rules and regulations. 

  • Pay on time and in the correct manner. 

  • Keep the accommodation unit in good condition, without alterations. 

  • Do not cause or allow nuisance to other guests. 

  • Take responsibility for their personal cleanliness, rubbish and recycling. 

  • Take responsibility for the actions of their visitors. 

  • A maximum of 2 non-overnight guests per unit is permitted 

  • For a visitor to stay overnight in the building, it's important that the unit's maximum occupancy and the booking conditions allow it. 

  • If you wish to organise an event with more than 2 non-overnight guests, you must book any of the spaces available at the property and obtain confirmation from the management team (this service will carry an additional charge depending on the space and subject to availability). 

  • Visitors may not use the sports areas and swimming pool (where available), the gym or the coworking area. 

  • Do not commit or allow any crime, harassment or intimidation, whether towards other guests or building employees. 

  • Do not make disruptive noise between 21:00 and 08:00. 

  • Do not carry out any act that could invalidate the insurance or increase its premium. 

  • The use of gas heaters, paraffin heaters or candles is prohibited. 

  • Do not display flags or objects with political, sporting or offensive messages. 

  • Do not use appliances other than those provided without the Manager's permission. 

  • Do not tamper with fire safety equipment or obstruct evacuation routes. Any tampering will be penalised with the cost of repair or replacement, and the guest may be removed from the Property and/or barred from accessing any other Calido Living Property. 

  • Do not open windows beyond the permitted limit except in an emergency. 

  • Smoking is prohibited throughout the building. 

  • Bikes are only allowed in the designated areas. Storing them inside the accommodation units is prohibited. 

  • Secure doors and windows when leaving the accommodation unit unoccupied. If you're away for more than 7 days, let reception know. 

  • Hanging out washing on the balconies is prohibited. 

Pets

One pet/companion animal (dogs only) is permitted, at a monthly cost shown in the rates published on the booking engine. 

The Guest is responsible at all times for the legal obligations (i.e. administrative and health-related) that come with keeping animals as pets. 

Pets must be microchipped, and this must be evidenced at reception. 

In order to carry out the cleaning and/or maintenance service properly on the set day and time, pets may not be left alone in the accommodation unit.

Non-urgent health matters are handled by Primary Care doctors, managed by the Social Security system (SS). To be seen in Primary Care, you normally need to be registered with a Health Centre (CS), so we recommend doing this within the first week of your arrival. You're not alone. If at any point you need support, you can count on us. 

In Spain, the public healthcare system offers high-quality services, but it is primarily geared towards registered guests. If you're already a Spanish resident and have your health card, you can see a GP at the health centre assigned according to your address. 

However, for those who cannot register, such as international guests who are not registered on the municipal roll (empadronamiento), we recommend taking out private medical insurance. 

There are several insurers in Spain that offer comprehensive medical cover at competitive prices. Some of the most recommended options are:

7. Suggestions and complaints

At Calido Living, we respond to the needs of our guests and are committed to providing a professional service to all our customers. We welcome comments and complaints, as they are essential to improving our services. When something isn't right, we need you to let us know; this helps us raise our standards. 

If you have a complaint, we kindly ask you to submit it in writing, including as much detail as possible. We'll respond within the timescales set out below: 

To begin with, address your complaint to the property's General Manager. You can hand it in in person or send it by email. 

If you prefer, you can also send your written complaint to atencioncliente@calido-living.com.  

What happens next?

We'll send you a letter acknowledging receipt of your complaint within three working days of receiving it, enclosing a copy of this procedure. 

  1. We'll investigate your complaint. This will normally be done by the Community's General Manager, who will review your file and speak with the member of staff who dealt with you. We'll send you a formal written outcome of our investigation within 15 working days of sending the acknowledgement letter. 

  1. If, at this point, you're still not satisfied, contact us again and we'll arrange another review by a senior member of our team. 

  1. We'll write to you within 15 working days of receiving your review request, confirming our final opinion on the matter. 

  1. If, after the final stage of the internal complaints procedure (or once more than 8 weeks have passed since you submitted the complaint) you're still not satisfied, you can submit a Complaint Form at your Local Information Office (O.M.I.C.) or at the General Consumer Office of your Autonomous Community. This will initiate a mediation process with us to reach a satisfactory outcome for both parties.

Confidentiality 

All complaints will be treated confidentially, although enquiries may need to be made to investigate the matters that are the subject of the complaint. The effectiveness of any complaints procedure depends on Calido Living being able to gather adequate information from the parties involved in order to investigate the matter properly. For this reason, anonymous complaints will not be dealt with.

Harassment 

Calido Living aims to create accommodation that is free of harassment and that protects the dignity of guests and staff, regardless of their gender, sexual orientation, race or ethnicity, religion or disability status. We take sexual, racial or personal harassment very seriously, and all customers and staff must comply with the policy in this area. Guests who believe they are experiencing harassment during their stay are advised to report it to their community's General Manager.

We’re delighted to welcome you to Calido Las Tablas! Our hotel is strategically located in Las Tablas and combines comfort with ease of access. Situated close to shopping centres and business districts, and with excellent transport links, it offers the ideal setting for both short and long stays.

This guide is intended for guests staying 30 nights or more. It has been designed to give you all the information you need before, during and after your arrival. Here you'll find details about the property's services and rules, as well as recommendations to make the most of your stay.

2. Planning your arrival

You'll find your unit furnished, with bed linen and towels provided. All you need to bring is your clothing, personal items and/or decorative pieces, along with anything you need to prepare and serve your meals. If required, you can add a basic kitchen pack during the booking process or at the property's reception on arrival. 

We also recommend bringing extra coat hangers, personal toiletries and anything else you consider essential during your stay. 

You'll be able to check in from 15:00. If you arrive earlier, we can store your luggage until your unit is ready so you can enjoy our communal areas in the meantime.

3.1. Fire safety

At Calido Living, your safety and wellbeing are our priority. To that end, we have surveillance and access-control measures, a maintenance team on hand to deal with any issue quickly and efficiently, and evacuation plans designed to protect you in any situation. This section explains the fire safety guidelines, which must be followed to ensure a safe environment for everyone.

  • Behind your apartment's main door, and in the corridors and communal areas, you'll find plans showing the nearest evacuation route.  

  • Familiarise yourself with the building during your first few days, and don't hesitate to contact our staff if you have any questions.  

  • Get to know the building's access points and evacuation stairwells, and locate the nearest call points and fire extinguishers to your unit in case you need to raise the evacuation alarm in an emergency. 

  • Always keep access points and emergency exits clear. 

  • Report any anomaly you notice to the reception staff.  

  • Finally, make sure you know the assembly point in the event of an evacuation, and ask our staff if you have any doubts. In Las Tablas in the park on Calle Villaba, situated opposite the rear of the building.

We carry out evacuation tests and drills throughout the year, so if the situation arises, please cooperate with our staff at all times and follow their instructions. 

Tampering with the fire detection and extinguishing installations is strictly prohibited. This is a punishable offence and may result in the guest being removed from the property. It may even prevent future admission to other properties within the group.

The communal areas at Calido Living have been designed for you to enjoy, work and relax in a comfortable and functional environment. Below, you'll find a location plan for each space, which will help you find your way easily around the property and make the most of all the areas available during your stay.

Vending and coffee machines: enjoy our social areas while having a coffee or a snack from our smart fridges, located near the reception area. 

Ven·Go: we've set up a smart supermarket so you can do your shopping without having to leave the property. At Ven·Go you'll find all the essentials – you enjoy your stay and we'll take care of the rest. 

Cleaning service: at Calido Living we offer a cleaning service every 14 days. During the clean, the bed linen and towels will be replaced, ensuring a fresh and tidy environment. 

You can also book additional cleaning sessions for a cost of €30 per one-off session, or subscribe to a weekly cleaning service for an additional cost of €45 per month.

How to prepare your accommodation unit for cleaning:

✔ Make sure the floor and the bed are clear of objects and belongings. 

✔ Provide access to the areas to be cleaned so you can make the most of the service. 

Important: kitchens are excluded from the cleaning service. Washing-up, rubbish and the upkeep of this area are the guest's responsibility.

Self-service laundry:

At Calido Living you'll find a self-service laundry room with washing machines and dryers available 24/7, so you can manage your washing without having to leave the property. Below, we explain how to use them:

1. Download the app, appWash by Miele, register and top up your balance.

2. From the app you'll be able to search for available machines and reserve them. 

3. Load the selected machine with your washing, choose the wash or dry programme you need and pay via the app to start the selected programme. The wash service, with detergents included, costs €3.5 and the dry programme €2.

Internet

You have high-speed Wi-Fi throughout the building, so you can always stay connected. Connectivity is provided by our internet supplier, WiFirst.

How do you connect to the private Wi-Fi network?

All you have to do is connect to the Calido_Residentes network using the access code on the sticker behind your apartment door. 

Our RAN technology lets you recreate the same connection experience as at home. We create a secure connection bubble for each room so you can connect several devices on the same private network (speakers, Chromecast, games console, printer, etc.)

Please note that you can only connect 5 devices simultaneously per unit.

Post and parcels:

We want receiving your parcels to be easy and secure. We work with Parcels Safe Place, which guarantees personalised, hassle-free deliveries. 

All you have to do is make sure you enter your new address, stating your unit number. During check-in, our reception team will register you for the parcel service, and when you receive a parcel, you'll get an email notification with an access code so you can enter the parcel room.

Loan items

At Calido Living we provide a selection of loan items designed to make your stay even more comfortable and enjoyable.  

You can borrow, free of charge and for a maximum of 30 minutes, items such as irons, ironing boards and cordless vacuum cleaners, as well as sports equipment including a padel racket kit with ball (for properties with a padel court), and a table tennis kit. 

This service is designed to give you occasional access to everything you need, in a practical and straightforward way. All you have to do is request the items and use them within the set time, helping ensure that all guests can enjoy these resources on equal terms.

Calido Living has limited parking options for vehicles. If you need parking, please don't hesitate to get in touch with our accommodation team to secure your space and complete the additional payment for this service. You can check our rates at reception. 

We have covered parking available by the day or by the month, with chargers for electric vehicles. 

Cycling is a great way to exercise and a cheap, fun way to explore the area. You can bring your bike to Calido Living, where you can store it at no additional cost in the designated area of our car park. Alternatively, you can take advantage of our bike rental programme.

We recommend that you buy several bike locks and secure the frame and both wheels to the bike rack. Storing bikes or electric scooters in the accommodation units is not permitted. 

We accept no responsibility for the loss of or damage to bikes or vehicles parked in the designated parking area for them. In the unlikely event of theft, report it to the police and contact our team.

Studio and Double Studio Apartments

Discover the perfect blend of design and functionality, ideal for those seeking a comfortable, light-filled and carefree stay.

This cosy space has been designed to offer comfort and practicality in every detail. With an open-plan layout, the studio features a sleeping area with a fold-out double bed (135x200 cm), a work area perfect for day-to-day life including a desk and two chairs, and a kitchen with an under-counter fridge-freezer, a microwave and an induction hob. It has a double sofa bed and a 43-inch TV. There is a fully equipped bathroom with a spacious shower, as well as plenty of storage space. Its large windows allow natural light to flood the room, creating a warm and welcoming atmosphere.

  • Extractor hood: Remember that the cooker extractor must be kept switched on whenever you cook, to prevent smoke or steam from setting off the fire alarm. Turn it on before you start cooking and make sure you keep it clean and free of grease, as a build-up can increase the risk of fire. Initial inventory check of your unit:

Via the QR code behind your unit's door, you'll find a link to the inventory verification form for your unit. You'll also receive an email after completing your check-in with the same link. 

IMPORTANT: you have a 48-hour window to report any issue detected after the initial inspection of your accommodation unit. If you notice anything that requires the attention of the maintenance team, please note it on this form.  

During your stay, we'll resolve any issue that arises through the proper use of the facilities. 

In the event of any damage caused, whether deliberately or accidentally, by negligent use on the part of the guest, we'll put it right and charge you the corresponding cost of the repair/replacement. This amount must be paid immediately at the time it is reported. 

Electricity

Our mission is to contribute to a greener world through our spaces. We believe that every action, however small it may seem, adds up, and that together we can have a positive impact on the environment. 

All our accommodation units are fitted with electrical isolators. Remember that to switch on the electricity you'll need to place your Calido access card in the card holder next to the entrance door.

Switch off lights and devices when you don't need them. Make the most of natural light. 

What to do if you lose power? 

  1. Check the switches on your unit's electrical panel. Make sure they are all in the correct position. 

  1. If the problem persists, contact our accommodation team.  

Air conditioning and heating

All accommodation units are equipped with air conditioning and heating units, depending on the season. You can adjust the temperature via the control panel in your unit, always within the parameters set by the Regulation on Thermal Installations in Buildings (RITE). 

Mindful use of the heating and air conditioning systems is key to efficient energy consumption. Set the temperature to comfortable but responsible levels: 21°C in winter and 24°C in summer are usually ideal. Remember that if you open the window, the AC system will switch off automatically. 

Think before you flush 

Remember! Only toilet paper should be flushed down the toilet. Flushing other non-organic waste, such as wet wipes, sanitary products or cotton pads, can cause serious problems, such as blockages and drainage failures, sewage backing up into the building, or damage to the water pumps that can lead to overflows. What's more, this waste contributes to the pollution of oceans, beaches and waterways. 

At Calido Living we're committed to caring for the environment and to keeping a clean, safe setting for everyone. That's why we promote responsible habits that benefit both our shared wellbeing and have a positive impact beyond your stay. 

To keep our drainage systems in good working order, please remember that unsuitable items must not be flushed down the toilet. Failure to comply with this rule may result in additional charges. 

Hot water 

Hot water is available 24 hours a day so you can enjoy a comfortable shower at any time. If you have any problem with the supply, let our team know immediately.

Reduce water consumption  

Water is a precious resource, and looking after it is in our hands. Turn off the tap while you brush your teeth, wash up or carry out any activity that doesn't need a constant flow. If you use a kettle, only boil as much water as you need. Every drop counts, and together we can avoid waste. Report any leaks and reuse water where possible. 

Recycling 

At Calido Living we care about the environment we live in and we want to contribute actively to looking after it. We know you do too, which is why you'll find recycling and rubbish bins in your unit to help you manage waste correctly and adopt more sustainable habits. 

To recycle correctly, we recommend emptying containers and giving them a quick rinse before disposing of them, as well as separating glass properly by placing bottles and jars in the corresponding bin. Please note that items such as broken glass and light bulbs should not be recycled, and that any object without a recycling label should be disposed of in the general rubbish bin. 

Likewise, there are certain types of waste that are not recyclable and require specific handling, such as batteries, small appliances, electrical devices, food scraps, polystyrene and sanitary products. 

With small gestures, together we can reduce our environmental impact and make Calido Living a more responsible and sustainable space. 

Waste management 

Please take your rubbish out daily to the designated bins. Keeping communal spaces clean and tidy is essential to ensuring a pleasant environment for all guests. 

Important note: remember to sort waste correctly, following local recycling rules. 

Location of the bins:

Bins for plastics, organic waste and non-recyclables are located on the ground floor, on the way to the car park.

The bins for glass and paper are located outside the building, both at the car park entrance and at the entrance via the Calido Club.

Think green

  • Every small gesture counts when it comes to looking after the planet, even in your day-to-day life at Calido Living. By choosing second-hand clothing or electronic devices, or shopping at charity shops, you reduce the environmental impact of mass production and, along the way, you might find unique pieces at incredible prices. 

  • Look after your clothes by washing them in cold water; today's detergents work just as well without high temperatures, saving energy and prolonging the life of your clothes. Avoid plastic bags and opt for reusable bags for your shopping, ideal for carrying food, books or even a laptop. 

  • Choose sustainable mobility options: use public transport, walk or car-share to reduce your carbon footprint, and whenever you can, take the stairs; as well as helping the planet, you'll improve your health! 

  • Respect and look after green spaces: keep communal areas clean and, if you can, plant and tend to greenery in your surroundings. 

  • With small gestures we can build a more sustainable world together. Thank you for being part of Calido Living and contributing to a greener future! 

3.4. How do you pay for your hotel accommodation services?

  1. You'll need to complete payment for your first month before checking in. A charge will be made to the card you have designated (we only accept VISA or Mastercard). 

  1. The remaining monthly payments will be charged automatically to the card provided between the 1st and 3rd of each month.  

  1. Should a charge be returned, an administrative fee of €30 per incident will apply. 

  1. In the event of non-payment, and following notification from the accommodation team, access to the unit may be temporarily restricted until the outstanding payment is settled. 

3.5. The neighbourhood

We've prepared an Las Tablas area guide for you, so you can discover everything the area has to offer and help you settle in during your stay at Calido Alcobendas.

4. Check-out

We're always sad to see our guests leave, but we know that every temporary accommodation agreement comes to an end at some point. 

Please remember that your unit must be cleared of belongings before 15:00 midday. 

Make sure the unit is left clean and tidy before you leave, and return your access card to reception to avoid unnecessary charges. 

Charges will only apply if additional cleaning is needed to return the unit to the state it was in at the start of your stay. 

If you need to leave later than 15:00, please contact reception to check availability and complete the corresponding additional payment. 

If you leave any belongings behind in the accommodation unit after your departure, the accommodation team will notify you by email and will keep your belongings for a period of 48 hours for collection. After this period, the property accepts no responsibility for their condition or safekeeping. 

Indicative costs in the event of damage: 

Below, we provide a summary of the charges for damage to items or additional cleaning required as a result of a guest's behaviour. Only charges for excessive cleaning or redecorating, beyond normal wear and tear, will be applied. All charges for damage will be calculated based on the cost of the materials, parts and labour needed to repair or replace the item.

5. House rules

In order to ensure the smooth running of the Property, all guests commit in writing, when signing the hotel accommodation services agreement, to comply with the house rules. 

Regarding upkeep and maintenance 

  • Cleaning: The Guest must allow access to the cleaning staff at the established times and under the established conditions. 

  • Repairs and maintenance: 

    • Inform the accommodation team of any damage or breakdown.

    • Allow access to authorised technicians. 

    • The manager may carry out notified periodic inspections.

    • Repairs for faults attributable to the guest will be invoiced to them.

  • Liability for damage:

    • The guest will be liable for any damage they cause to the property, to third parties or within the accommodation unit.

    • The guest must report any risks or irregularities as soon as they become aware of them. 

    • The guest will be liable for the actions of their visitors. 

    • The property is not liable for damage resulting from failure to comply with the rules.

  • Works and alterations: no alterations, building works or modifications are permitted in any part of the property.

Guest obligations

  • Comply with the Property's rules and regulations. 

  • Pay on time and in the correct manner. 

  • Keep the accommodation unit in good condition, without alterations. 

  • Do not cause or allow nuisance to other guests. 

  • Take responsibility for their personal cleanliness, rubbish and recycling. 

  • Take responsibility for the actions of their visitors. 

  • A maximum of 2 non-overnight guests per unit is permitted 

  • For a visitor to stay overnight in the building, it's important that the unit's maximum occupancy and the booking conditions allow it. 

  • If you wish to organise an event with more than 2 non-overnight guests, you must book any of the spaces available at the property and obtain confirmation from the management team (this service will carry an additional charge depending on the space and subject to availability). 

  • Visitors may not use the sports areas and swimming pool (where available), the gym or the coworking area. 

  • Do not commit or allow any crime, harassment or intimidation, whether towards other guests or building employees. 

  • Do not make disruptive noise between 21:00 and 08:00. 

  • Do not carry out any act that could invalidate the insurance or increase its premium. 

  • The use of gas heaters, paraffin heaters or candles is prohibited. 

  • Do not display flags or objects with political, sporting or offensive messages. 

  • Do not use appliances other than those provided without the Manager's permission. 

  • Do not tamper with fire safety equipment or obstruct evacuation routes. Any tampering will be penalised with the cost of repair or replacement, and the guest may be removed from the Property and/or barred from accessing any other Calido Living Property. 

  • Do not open windows beyond the permitted limit except in an emergency. 

  • Smoking is prohibited throughout the building. 

  • Bikes are only allowed in the designated areas. Storing them inside the accommodation units is prohibited. 

  • Secure doors and windows when leaving the accommodation unit unoccupied. If you're away for more than 7 days, let reception know. 

  • Hanging out washing on the balconies is prohibited. 

Pets

One pet/companion animal (dogs only) is permitted, at a monthly cost shown in the rates published on the booking engine. 

The Guest is responsible at all times for the legal obligations (i.e. administrative and health-related) that come with keeping animals as pets. 

Pets must be microchipped, and this must be evidenced at reception. 

In order to carry out the cleaning and/or maintenance service properly on the set day and time, pets may not be left alone in the accommodation unit.

Madrid is a pet-friendly city, offering a wide variety of options for enjoying time with your dog. Whether in its parks, cafés, restaurants or pet-friendly shops, you'll always find somewhere that welcomes you and your pet.

Non-urgent health matters are handled by Primary Care doctors, managed by the Social Security system (SS). To be seen in Primary Care, you normally need to be registered with a Health Centre (CS), so we recommend doing this within the first week of your arrival. Registration at the Health Centre is free for those entitled to the public healthcare system.

Dental treatment is available through the Social Security system (SS), but it isn't always free. You can choose which dentist you wish to register with, but you must be registered before receiving treatment. You're not alone. If at any point you need support, you can count on us. 

In Spain, the public healthcare system offers high-quality services, but it is primarily geared towards registered guests. If you're already a Spanish resident and have your health card, you can see a GP at the health centre assigned according to your address. 

However, for those who cannot register, such as international guests who are not registered on the municipal roll (empadronamiento), we recommend taking out private medical insurance. 

There are several insurers in Spain that offer comprehensive medical cover at competitive prices. Some of the most recommended options are:

  • Adeslas: Offers plans tailored to students and foreign residents. 

We suggest getting in touch with these companies to choose the option that best suits your needs. 

If you already have residency in Spain, make sure you obtain your European Health Insurance Card (EHIC) before arriving in Spain. With this card, you can access the public healthcare system in the event of emergencies and other basic needs. 7. Suggestions and complaints

At Calido Living, we respond to the needs of our guests and are committed to providing a professional service to all our customers. We welcome comments and complaints, as they are essential to improving our services. When something isn't right, we need you to let us know; this helps us raise our standards. 

If you have a complaint, we kindly ask you to submit it in writing, including as much detail as possible. We'll respond within the timescales set out below: 

To begin with, address your complaint to the property's General Manager. You can hand it in in person or send it by email. 

If you prefer, you can also send your written complaint to atencioncliente@calido-living.com.  

What happens next?

We'll send you a letter acknowledging receipt of your complaint within three working days of receiving it, enclosing a copy of this procedure. 

  1. We'll investigate your complaint. This will normally be done by the Community's General Manager, who will review your file and speak with the member of staff who dealt with you. We'll send you a formal written outcome of our investigation within 15 working days of sending the acknowledgement letter. 

  1. If, at this point, you're still not satisfied, contact us again and we'll arrange another review by a senior member of our team. 

  1. We'll write to you within 15 working days of receiving your review request, confirming our final opinion on the matter. 

  1. If, after the final stage of the internal complaints procedure (or once more than 8 weeks have passed since you submitted the complaint) you're still not satisfied, you can submit a Complaint Form at your Local Information Office (O.M.I.C.) or at the General Consumer Office of your Autonomous Community. This will initiate a mediation process with us to reach a satisfactory outcome for both parties.

Confidentiality 

All complaints will be treated confidentially, although enquiries may need to be made to investigate the matters that are the subject of the complaint. The effectiveness of any complaints procedure depends on Calido Living being able to gather adequate information from the parties involved in order to investigate the matter properly. For this reason, anonymous complaints will not be dealt with.

Harassment 

Calido Living aims to create accommodation that is free of harassment and that protects the dignity of guests and staff, regardless of their gender, sexual orientation, race or ethnicity, religion or disability status. We take sexual, racial or personal harassment very seriously, and all customers and staff must comply with the policy in this area. Guests who believe they are experiencing harassment during their stay are advised to report it to their community's General Manager.

Calido Living is committed to protecting and respecting the privacy of all parties it comes into contact with. You have various rights and protections under the Data Protection Act and Regulation. 2. Planning your arrival

You'll find your unit furnished, with bed linen and towels provided. All you need to bring is your clothing, personal items and/or decorative pieces, along with anything you need to prepare and serve your meals. If required, you can add a basic kitchen pack during the booking process or at the property's reception on arrival. 

We also recommend bringing extra coat hangers, personal toiletries and anything else you consider essential during your stay. 

You'll be able to check in from 3:00 p.m. If you arrive earlier, we can store your luggage until your unit is ready so you can enjoy our communal areas in the meantime.

3.1. Fire safety

At Calido Living, your safety and wellbeing are our priority. To that end, we have surveillance and access-control measures, a maintenance team on hand to deal with any issue quickly and efficiently, and evacuation plans designed to protect you in any situation. This section explains the fire safety guidelines, which must be followed to ensure a safe environment for everyone.

  • Behind your apartment's main door, and in the corridors and communal areas, you'll find plans showing the nearest evacuation route.  

  • Familiarise yourself with the building during your first few days, and don't hesitate to contact our staff if you have any questions.  

  • Get to know the building's access points and evacuation stairwells, and locate the nearest call points and fire extinguishers to your unit in case you need to raise the evacuation alarm in an emergency. 

  • Always keep access points and emergency exits clear. 

  • Report any anomaly you notice to the reception staff.  

  • Finally, make sure you know the assembly point in the event of an evacuation, and ask our staff if you have any doubts. In Tres Cantos is leaving via the main entrance onto the pedestrian walkway located on the street running parallel to the entrance gate.

We carry out evacuation tests and drills throughout the year, so if the situation arises, please cooperate with our staff at all times and follow their instructions. 

Tampering with the fire detection and extinguishing installations is strictly prohibited. This is a punishable offence and may result in the guest being removed from the property. It may even prevent future admission to other properties within the group.

The communal areas at Calido Living have been designed for you to enjoy, work and relax in a comfortable and functional environment. Below, you'll find a location plan for each space, which will help you find your way easily around the property and make the most of all the areas available during your stay.

  • Pet spa for looking after your pets, equipped with showers and a drying area. Located on the lower ground floor (level -1).

General services: 

Vending and coffee machines: enjoy our social areas while having a coffee or a snack from our smart fridges, located near the reception area. 

Cleaning service: at Calido Living we offer a cleaning service every 14 days. During the clean, the bed linen and towels will be replaced, ensuring a fresh and tidy environment. 

You can also book additional cleaning sessions for a cost of €30 per one-off session, or subscribe to a weekly cleaning service for an additional cost of €45 per month.

How to prepare your accommodation unit for cleaning:

✔ Make sure the floor and the bed are clear of objects and belongings. 

✔ Provide access to the areas to be cleaned so you can make the most of the service. 

Important: kitchens are excluded from the cleaning service. Washing-up, rubbish and the upkeep of this area are the guest's responsibility.

Self-service laundry:

At Calido Living you'll find a self-service laundry room with washing machines and dryers available 24/7, so you can manage your washing without having to leave the property. Below, we explain how to use them:

1. Download the app, appWash by Miele, register and top up your balance.

2. From the app you'll be able to search for available machines and reserve them. 

3. Load the selected machine with your washing, choose the wash or dry programme you need and pay via the app to start the selected programme. The wash service, with detergents included, costs €3.5 and the dry programme €2.

Maintenance service:

It's very important to us that any maintenance issue you raise is resolved quickly and with the utmost care.

Internet

You have high-speed Wi-Fi throughout the building, so you can always stay connected. Connectivity is provided by our internet supplier, WiFirst.

How do you connect to the private Wi-Fi network?

All you have to do is connect to the Calido_Residentes network using the access code on the sticker behind your apartment door. 

Our RAN technology lets you recreate the same connection experience as at home. We create a secure connection bubble for each room so you can connect several devices on the same private network (speakers, Chromecast, games console, printer, etc.)

Post and parcels:

We want receiving your parcels to be easy and secure. We work with smart postboxes located at the car park entrance, which guarantees personalised, hassle-free deliveries. 

All you have to do is make sure you enter your new address, stating your unit number. During check-in, our reception team will register you for the parcel service, and when you receive a parcel, you'll get an email notification with an access code so to access the collection point where your order has been delivered.

Loan items

At Calido Living we provide a selection of loan items designed to make your stay even more comfortable and enjoyable.  

You can borrow, free of charge and for a maximum of 30 minutes, items such as irons, ironing boards and cordless vacuum cleaners, as well as sports equipment including a padel racket kit with ball (for properties with a padel court), and a table tennis kit. 

This service is designed to give you occasional access to everything you need, in a practical and straightforward way. All you have to do is request the items and use them within the set time, helping ensure that all guests can enjoy these resources on equal terms.

Parking

Calido Living has limited parking options for vehicles. If you need parking, please don't hesitate to get in touch with our accommodation team to secure your space and complete the additional payment for this service. You can check our rates at reception. 

We have covered parking available by the day or by the month, with chargers for electric vehicles. 

Cycling is a great way to exercise and a cheap, fun way to explore the area. You can bring your bike to Calido Living, where you can store it at no additional cost in the designated area of our car park. 

We recommend that you buy several bike locks and secure the frame and both wheels to the bike rack. Storing bikes or electric scooters in the accommodation units is not permitted. 

We accept no responsibility for the loss of or damage to bikes or vehicles parked in the designated parking area for them. In the unlikely event of theft, report it to the police and contact our team.

3.3. Your apartment

Studios:

This cosy space has been designed to offer comfort and practicality in every detail. With an open-plan design, the studio features a sleeping area with a double fold-down bed (135x200 cm), a work area ideal for everyday use that includes a desk and 2 chairs, and a kitchen with an under-counter fridge/freezer, microwave and induction hob. It has a double sofa and a 43” TV. A full bathroom with a spacious shower. And, plenty of storage solutions. Its large windows let natural light flood in, creating a warm and welcoming atmosphere.

1-bedroom apartments:

Comfort and functionality with a separate sleeping area. 

Enjoy a cosy apartment, designed for those looking for the perfect balance between comfort and practicality. With a contemporary style and an excellent layout, this one-bedroom apartment with a separate sleeping area offers you the ideal setting to rest, work and enjoy your daily routine. Fold-down bed measuring 150x200 cm. 

A spacious living room with a seating area (including a double sofa, a TV unit and a 43” TV) and a dining area (a table and 2 chairs), which integrates perfectly with a kitchen fitted with all the necessary appliances (microwave with grill, integrated fridge-freezer combi, induction hob). A full bathroom with a spacious shower. And, plenty of storage solutions. Large windows that let in plenty of natural light, adding brightness and creating a welcoming atmosphere. 

Some layouts are available with a terrace or patio. Dog-friendly units are only available in the patio units designated for that purpose.

  • Extractor hood: Remember that the cooker extractor must be kept switched on whenever you cook, to prevent smoke or steam from setting off the fire alarm. Turn it on before you start cooking and make sure you keep it clean and free of grease, as a build-up can increase the risk of fire. Initial inventory check of your unit:

Via the QR code behind your unit's door, you'll find a link to the inventory verification form for your unit. You'll also receive an email after completing your check-in with the same link. 

IMPORTANT: you have a 48-hour window to report any issue detected after the initial inspection of your accommodation unit. If you notice anything that requires the attention of the maintenance team, please note it on this form.  

During your stay, we'll resolve any issue that arises through the proper use of the facilities. 

In the event of any damage caused, whether deliberately or accidentally, by negligent use on the part of the guest, we'll put it right and charge you the corresponding cost of the repair/replacement. This amount must be paid immediately at the time it is reported. 

Electricity

Our mission is to contribute to a greener world through our spaces. We believe that every action, however small it may seem, adds up, and that together we can have a positive impact on the environment. 

Switch off lights and devices when you don't need them. Make the most of natural light. 

What to do if you lose power? 

  1. Check the switches on your unit's electrical panel. Make sure they are all in the correct position. 

  1. If the problem persists, contact our accommodation team.  

Air conditioning and heating

All accommodation units are equipped with air conditioning and heating units, depending on the season. You can adjust the temperature via the control panel in your unit, always within the parameters set by the Regulation on Thermal Installations in Buildings (RITE). 

Mindful use of the heating and air conditioning systems is key to efficient energy consumption. Set the temperature to comfortable but responsible levels: 21°C in winter and 24°C in summer are usually ideal. Remember that if you open the window, the AC system will switch off automatically. 

Think before you flush 

Remember! Only toilet paper should be flushed down the toilet. Flushing other non-organic waste, such as wet wipes, sanitary products or cotton pads, can cause serious problems, such as blockages and drainage failures, sewage backing up into the building, or damage to the water pumps that can lead to overflows. What's more, this waste contributes to the pollution of oceans, beaches and waterways. 

At Calido Living we're committed to caring for the environment and to keeping a clean, safe setting for everyone. That's why we promote responsible habits that benefit both our shared wellbeing and have a positive impact beyond your stay. 

To keep our drainage systems in good working order, please remember that unsuitable items must not be flushed down the toilet. Failure to comply with this rule may result in additional charges. 

Hot water 

Hot water is available 24 hours a day so you can enjoy a comfortable shower at any time. If you have any problem with the supply, let our team know immediately.

Reduce water consumption  

Water is a precious resource, and looking after it is in our hands. Turn off the tap while you brush your teeth, wash up or carry out any activity that doesn't need a constant flow. If you use a kettle, only boil as much water as you need. Every drop counts, and together we can avoid waste. Report any leaks and reuse water where possible. 

Recycling 

At Calido Living we care about the environment we live in and we want to contribute actively to looking after it. We know you do too, which is why you'll find recycling and rubbish bins in your unit to help you manage waste correctly and adopt more sustainable habits. 

To recycle correctly, we recommend emptying containers and giving them a quick rinse before disposing of them, as well as separating glass properly by placing bottles and jars in the corresponding bin. Please note that items such as broken glass and light bulbs should not be recycled, and that any object without a recycling label should be disposed of in the general rubbish bin. 

Likewise, there are certain types of waste that are not recyclable and require specific handling, such as batteries, small appliances, electrical devices, food scraps, polystyrene and sanitary products. 

With small gestures, together we can reduce our environmental impact and make Calido Living a more responsible and sustainable space. 

Waste management 

Please take your rubbish out daily to the designated bins. Keeping communal spaces clean and tidy is essential to ensuring a pleasant environment for all guests. 

Important note: remember to sort waste correctly, following local recycling rules. 

Bins are available at the entrance to the building at street level.

Think green

  • Every small gesture counts when it comes to looking after the planet, even in your day-to-day life at Calido Living. By choosing second-hand clothing or electronic devices, or shopping at charity shops, you reduce the environmental impact of mass production and, along the way, you might find unique pieces at incredible prices. 

  • Look after your clothes by washing them in cold water; today's detergents work just as well without high temperatures, saving energy and prolonging the life of your clothes. Avoid plastic bags and opt for reusable bags for your shopping, ideal for carrying food, books or even a laptop. 

  • Choose sustainable mobility options: use public transport, walk or car-share to reduce your carbon footprint, and whenever you can, take the stairs; as well as helping the planet, you'll improve your health! 

  • Respect and look after green spaces: keep communal areas clean and, if you can, plant and tend to greenery in your surroundings. 

  • With small gestures we can build a more sustainable world together. Thank you for being part of Calido Living and contributing to a greener future! 

3.4. How do you pay for your hotel accommodation services?

  1. You'll need to complete payment for your first month before checking in. A charge will be made to the card you have designated (we only accept VISA or Mastercard). 

  1. The remaining monthly payments will be charged automatically to the card provided between the 1st and 3rd of each month.  

  1. Should a charge be returned, an administrative fee of €30 per incident will apply. 

  1. In the event of non-payment, and following notification from the accommodation team, access to the unit may be temporarily restricted until the outstanding payment is settled. 

3.5. The neighbourhood

We've prepared an Tres Cantos area guide for you, so you can discover everything the area has to offer and help you settle in during your stay at Calido Tres Cantos.

4. Check-out

We're always sad to see our guests leave, but we know that every temporary accommodation agreement comes to an end at some point. 

Please remember that your unit must be cleared of belongings before 3:00 p.m. midday. 

Make sure the unit is left clean and tidy before you leave, and return your access card to reception to avoid unnecessary charges. 

Charges will only apply if additional cleaning is needed to return the unit to the state it was in at the start of your stay. 

If you need to leave later than 3:00 p.m., please contact reception to check availability and complete the corresponding additional payment. 

If you leave any belongings behind in the accommodation unit after your departure, the accommodation team will notify you by email and will keep your belongings for a period of 48 hours for collection. After this period, the property accepts no responsibility for their condition or safekeeping. 

Indicative costs in the event of damage: 

Below, we provide a summary of the charges for damage to items or additional cleaning required as a result of a guest's behaviour. Only charges for excessive cleaning or redecorating, beyond normal wear and tear, will be applied. All charges for damage will be calculated based on the cost of the materials, parts and labour needed to repair or replace the item.

5. House rules

In order to ensure the smooth running of the Property, all guests commit in writing, when signing the hotel accommodation services agreement, to comply with the house rules. 

Regarding upkeep and maintenance 

  • Cleaning: The Guest must allow access to the cleaning staff at the established times and under the established conditions. 

  • Repairs and maintenance: 

    • Inform the accommodation team of any damage or breakdown.

    • Allow access to authorised technicians. 

    • The manager may carry out notified periodic inspections.

    • Repairs for faults attributable to the guest will be invoiced to them.

  • Liability for damage:

    • The guest will be liable for any damage they cause to the property, to third parties or within the accommodation unit.

    • The guest must report any risks or irregularities as soon as they become aware of them. 

    • The guest will be liable for the actions of their visitors. 

    • The property is not liable for damage resulting from failure to comply with the rules.

  • Works and alterations: no alterations, building works or modifications are permitted in any part of the property.

Guest obligations

  • Comply with the Property's rules and regulations. 

  • Pay on time and in the correct manner. 

  • Keep the accommodation unit in good condition, without alterations. 

  • Do not cause or allow nuisance to other guests. 

  • Take responsibility for their personal cleanliness, rubbish and recycling. 

  • Take responsibility for the actions of their visitors. 

  • A maximum of 2 non-overnight guests per unit is permitted 

  • For a visitor to stay overnight in the building, it's important that the unit's maximum occupancy and the booking conditions allow it. 

  • If you wish to organise an event with more than 2 non-overnight guests, you must book any of the spaces available at the property and obtain confirmation from the management team (this service will carry an additional charge depending on the space and subject to availability). 

  • Visitors may not use the sports areas and swimming pool (where available), the gym or the coworking area. 

  • Do not commit or allow any crime, harassment or intimidation, whether towards other guests or building employees. 

  • Do not make disruptive noise between 21:00 and 08:00. 

  • Do not carry out any act that could invalidate the insurance or increase its premium. 

  • The use of gas heaters, paraffin heaters or candles is prohibited. 

  • Do not display flags or objects with political, sporting or offensive messages. 

  • Do not use appliances other than those provided without the Manager's permission. 

  • Do not tamper with fire safety equipment or obstruct evacuation routes. Any tampering will be penalised with the cost of repair or replacement, and the guest may be removed from the Property and/or barred from accessing any other Calido Living Property. 

  • Do not open windows beyond the permitted limit except in an emergency. 

  • Smoking is prohibited throughout the building. 

  • Bikes are only allowed in the designated areas. Storing them inside the accommodation units is prohibited. 

  • Secure doors and windows when leaving the accommodation unit unoccupied. If you're away for more than 7 days, let reception know. 

  • Hanging out washing on the balconies is prohibited. 

Pets

One pet/companion animal (dogs only) is permitted, at a monthly cost shown in the rates published on the booking engine. 

The Guest is responsible at all times for the legal obligations (i.e. administrative and health-related) that come with keeping animals as pets. 

Pets must be microchipped, and this must be evidenced at reception. 

In order to carry out the cleaning and/or maintenance service properly on the set day and time, pets may not be left alone in the accommodation unit.

Non-urgent health matters are handled by Primary Care doctors, managed by the Social Security system (SS). To be seen in Primary Care, you normally need to be registered with a Health Centre (CS), so we recommend doing this within the first week of your arrival. You're not alone. If at any point you need support, you can count on us. 

In Spain, the public healthcare system offers high-quality services, but it is primarily geared towards registered guests. If you're already a Spanish resident and have your health card, you can see a GP at the health centre assigned according to your address. 

However, for those who cannot register, such as international guests who are not registered on the municipal roll (empadronamiento), we recommend taking out private medical insurance. 

There are several insurers in Spain that offer comprehensive medical cover at competitive prices. Some of the most recommended options are:

  • Adeslas: Offers plans tailored to students and foreign residents. 

We suggest getting in touch with these companies to choose the option that best suits your needs. 

If you already have residency in Spain, make sure you obtain your European Health Insurance Card (EHIC) before arriving in Spain. With this card, you can access the public healthcare system in the event of emergencies and other basic needs. 7. Suggestions and complaints

At Calido Living, we respond to the needs of our guests and are committed to providing a professional service to all our customers. We welcome comments and complaints, as they are essential to improving our services. When something isn't right, we need you to let us know; this helps us raise our standards. 

If you have a complaint, we kindly ask you to submit it in writing, including as much detail as possible. We'll respond within the timescales set out below: 

To begin with, address your complaint to the property's General Manager. You can hand it in in person or send it by email. 

If you prefer, you can also send your written complaint to atencioncliente@calido-living.com.  

What happens next?

We'll send you a letter acknowledging receipt of your complaint within three working days of receiving it, enclosing a copy of this procedure. 

  1. We'll investigate your complaint. This will normally be done by the Community's General Manager, who will review your file and speak with the member of staff who dealt with you. We'll send you a formal written outcome of our investigation within 15 working days of sending the acknowledgement letter. 

  1. If, at this point, you're still not satisfied, contact us again and we'll arrange another review by a senior member of our team. 

  1. We'll write to you within 15 working days of receiving your review request, confirming our final opinion on the matter. 

  1. If, after the final stage of the internal complaints procedure (or once more than 8 weeks have passed since you submitted the complaint) you're still not satisfied, you can submit a Complaint Form at your Local Information Office (O.M.I.C.) or at the General Consumer Office of your Autonomous Community. This will initiate a mediation process with us to reach a satisfactory outcome for both parties.

Confidentiality 

All complaints will be treated confidentially, although enquiries may need to be made to investigate the matters that are the subject of the complaint. The effectiveness of any complaints procedure depends on Calido Living being able to gather adequate information from the parties involved in order to investigate the matter properly. For this reason, anonymous complaints will not be dealt with.

Harassment 

Calido Living aims to create accommodation that is free of harassment and that protects the dignity of guests and staff, regardless of their gender, sexual orientation, race or ethnicity, religion or disability status. We take sexual, racial or personal harassment very seriously, and all customers and staff must comply with the policy in this area. Guests who believe they are experiencing harassment during their stay are advised to report it to their community's General Manager.

Calido Living is committed to protecting and respecting the privacy of all parties it comes into contact with. You have various rights and protections under the Data Protection Act and Regulation.
